This is an 82-story mixed-use high-rise building that includes a hotel, apartments, condominiums, parking and offices. The terraces of the building are contoured all the way up producing a strong sculptural effect: they inflect based on criteria such as the solar shading, view, size and type of dwelling.

The former United States Patent Building was rescued from demolition in 1958 by President Eisenhower, who transferred it to the Smithsonian Institution. The enclosure of the building’s grand central courtyard is the key move here, providing a massive, airy indoor space.
