Philadelphia, PA – Leading national developer Midwood Investment & Development announced today that leasing has commenced for 210 South 12th, a 31-story tower with 376 rental apartments redefining the Philadelphia skyline in the heart of Center City.
210 South 12th offers studio-to-two-bedroom apartments, a limited collection of three-bedroom penthouses, and an extensive amenity suite with unparalleled services. Pricing starts at $1,675, and occupancy is anticipated for this summer, with completion expected for the end of this year.

The exterior architecture of 210 South 12th is designed by award-winning firm RSHP, formerly known as Rogers Stirk Harbour + Partners, founded by Pritzker Prize winner Richard Rogers and his partners. Notably, this is the first rental building in the United States designed by the renowned London-based firm RSHP.
For 210 South 12th, RSHP drew inspiration from the neighborhood’s heritage, responding with a contemporary design that reinterprets the colors and materials of the surrounding architecture to create a new landmark. Corrugated shadow box panels and extruded aluminum accentuate the striking glass tower to shape a facade that frames floors into three-story rectangular modules. 210 South 12th also uniquely adopts a rotational geometry that maximizes daylight into the apartments and increases the number of dual-aspect corner units, where four corners do not define the building.

The building’s interiors, which cohesively combine modern and functional design, were designed in partnership with Midwood Design Studio and Perkins Eastman, previously BLT Architects. Each of the 376 apartments is highlighted by oversized window walls, and many with floor-to-ceiling windows that allow natural light to fill the homes and showcase stunning views of the surrounding cityscape. Apartments feature smart technology, including keyless entry, Smart Daikin Wi-Fi thermostats, and discreet and quiet VRF A/C systems that residents can control in an app. Ample and convenient storage space can also be found throughout, with large walk-in closets in most primary bedrooms and expansive kitchen pantries. Custom kitchens and bathrooms are accentuated by bespoke, contemporary finishes.
Residents also have access to an expansive suite of entertainment and wellness amenities, including an outdoor pool with a sundeck and cinema, rooftop lounge with panoramic city and river views, private dining room with attached catering kitchen, coworking lounge, conference rooms, library, game room, state-of-the-art fitness center with yoga studio, spin room, and sauna, dog park, pet spa, and a 24-hour attended lobby with smart package room. 210 South 12th is the first rental building in Philadelphia to provide a fully automated parking garage with 100% EV charging. There will also be on-site luxury electric vehicles available for residents to use exclusively through a car-share program.
210 South 12th is located in the heart of Center City in the Washington Square West neighborhood, also known as Midtown Village.
