VITA worked with The Beach Company, one of the largest real estate firms in South Carolina, to bring to life Kiawah River — a 2,000 acre waterfront community envisioned around the concept of “life along the river”, a wellness centered lifestyle in tune with an environmental focus.
Having stewarded clients’ visions on more than 30 luxury communities across five continents, VITA provided visioning, land planning, master planning, design guidelines, landscape architecture, and lot diagrams for Kiawah River — setting the course for its multi-year future development.
VITA Principal and Landscape Architect Jerod Costner describes Kiawah River’s design as “casual, welcoming and family oriented”, and anchored on the preservation of heritage live oaks — an evergreen species native to the Southeastern coast of the United States.
“The heritage live oaks are magical in their elegance and form,” explains Costner, who has worked on waterfront development projects around the world. “Their preservation was our No. 1 priority, and the trees really defined the geometry of the community’s master plan.”
Working off a detailed tree survey plan as a starting point, the VITA team designed the layout of roadways, home sites and open space trail system.
“Our team strove to manifest a bold vision, while choreographing environmental, construction, budget, and social realities,” recalls VITA founder Don Vita.
In keeping with The Beach Company’s deep regard for tradition and its progressive vision, Kiawah River has 20 miles of shoreline, and much of the property is designated as green space — including a working farm and 500 acres of saltwater brackish ponds — in acknowledgement of the area’s natural riches and its agricultural context. Distinct neighborhoods of waterfront and village homesites with waterfront views are connected by a 20-mile network of trails and village greens, as well as shared amenities—such as gathering places for field feasts and campfires, and a planned Main Street Village with shops, anchored by The Dunlin, Auberge Collection hotel and spa.
Boldly envisioned, thoughtfully designed, and built with intention, Kiawah River is an example of a commercially successful, large scale real estate project which Costner predicts will remain culturally relevant for generations to come.
“Kiawah River is an inspired idea which will endure because it was envisioned as an integral part of people’s lives,” he concludes.
