City Modern Detroit Apartments Development in Michigan

Located in the historic Brush Park neighborhood, the eight-acre, 24-building project introduces 445 new residences and 23,000 square feet of ground-floor retail. It emerges as a transformative community that sets a new standard for design-forward development and marks a major milestone in the city’s revitalization.

In a time when modern development demands both preservation and innovation, City Modern stands out as an architectural marvel in balance and collaboration. Uniquely, Bedrock brought together four leading architecture firms, Hamilton Anderson Associates, Merge Architects, LOHA, and Studio Dwell, to craft a unified yet stylistically varied master plan that seamlessly blends contemporary living with the historic character of Brush Park.

The design reflects a commitment to meaningful open spaces, walkable amenities, transportation options, architectural diversity, historic preservation, and community engagement. From reimagined carriage homes to mid-rise buildings, each structure was crafted to complement, not disrupt, the character of the neighborhood, honoring its history in the process. A material palette of brick, wood, and metal adds texture and warmth, while converted alleyways and open spaces foster social connection and walkability.

Designed as a unique patchwork of architectural styles, forms, and typologies, the development includes:

  • The Residences, eight architecturally distinct rental buildings designed by LOHA, Hamilton Anderson, and Bedrock, offering open floor plans, rooftop terraces, and shared community spaces
  • Carriage Homes, a contemporary take on traditional duplexes, designed by Merge Architects and connected by a network of pedestrian friendly alleyways and courtyards
  • Townhomes, by Studio Dwell and Hamilton Anderson, featuring private terraces, rooftop decks, and brick façades inspired by Brush Park’s Victorian past
  • And the preservation of four historic Victorian mansions, thoughtfully restored and converted into luxury condominiums
