Atlanta, GA – Situated in the heart of Midtown Atlanta, George and Scheller Towers represent the next evolution of Georgia Tech’s Technology Square expansion. Designed by EskewDumezRipple in collaboration with Rule Joy Trammell + Rubio (RJTR), the 416,500 sq. ft. high-rise research complex stands as Phase 3 of the Institute’s ambitious vision to intertwine academic excellence with the energy of the city’s innovation ecosystem.
Its two expressive towers, one rising 14 stories, the other 18, form a dynamic architectural presence that mirrors the building’s mission: to empower students, faculty, and partners to advance technology and improve the human condition. The project also seeks to benefit from the proximity to and interaction with nearby startups, researchers, labs, corporate innovators, and venture capitalists in this vibrant intellectual environment.
Designed as an all-electric, high-performance building, the project uses approximately 73% less energy than comparable buildings represented by the AIA 2030 benchmark, while municipal water consumption is just one-seventh that of the average Georgia Tech building. Captured and reclaimed rainwater supplies approximately 70% of the water used within the building, and the site manages 90% of rain events onsite, helping reduce its impact on Atlanta’s stormwater infrastructure.
The project also addresses the carbon impact of construction itself. An optimized, lower-carbon concrete structure helps reduce the building’s overall construction carbon footprint by more than 20% compared with comparable Atlanta towers, while a locally fabricated unitized curtain wall supports regional production and construction quality.
These performance strategies are integrated with features that contribute to a healthier, more resilient urban environment, including abundant daylight, low- and zero-emitting materials, bird-safe glazing, dark-sky-compliant lighting, and infrastructure that supports bicycle commuting. Achieved at a lower cost per square foot than other Midtown Atlanta tower projects built during the same period, the project demonstrates that ambitious environmental performance can be delivered alongside cost efficiency and an enhanced everyday experience for the people who use it.
