Squire and Partners have designed a new 12-storey Grade A office development on one of central Manchester’s key commercial sites. The scheme forms an important part of the continuing regeneration of the city centre with the redevelopment of this site linking Manchester’s Central Business District and Spinningfields with the historic civic core.
Replacing an existing vacant 1960s block, the development extends along one complete side of Lincoln Square, and will create over 150,000 sqft of new office space with retail and restaurant uses at ground floor.

The new building responds to the natural boundaries of Lincoln Square, but is cut away at the eastern elevation to reveal the frontage of St Mary’s, a Grade II listed 18th century church known as the ‘Hidden Gem’. A new public space will be created in front of the church with seating and landscaping, allowing visitors to enjoy the historic building.
The natural stone framed building adopts the tripartite principle of a clearly defined base, middle and upper section. Within these sections a unifying grid is applied, in which full height glazing, vertical stone panels, spandrels and cills bring depth to the façade. Although the façade concept is applied to all four elevations of the building, each one has its own variations depending on aspect, internal arrangements and entrances.
