BATTERSEA POWER STATION APPOINTS SIR ROBERT MCALPINE AS PHASE 3 CONSTRUCTION MANAGER

Battersea Power Station Development Company (BPSDC) is pleased to confirm the appointment of Sir Robert McAlpine, one of the UK’s leading building and civil engineering companies, as the new construction manager to complete Phase 3 of the redevelopment project.

An intensive handover process is already underway, and Sir Robert McAlpine’s Phase 3 team will continue to grow over the coming months. This change in contracting partner has not affected the existing progress on site as the trade contractors are already directly appointed by the developer and their ongoing management has continued during this transitional period.

Battersea Power Station Phase 3 design:

Phase 3 is a key part of the Battersea Power Station project which features over 1,300 new homes, a hotel, shops and restaurants and a new London Underground station. The phase has been designed by world renowned architects, Gehry Partners, and Foster + Partners, and will include a new pedestrianised high street, Electric Boulevard, which will run from the new Underground station up to the Power Station.

Third Phase Designs Unveiled

The developer of Battersea Power Station in London has unveiled designs for the third phase of the £8bn redevelopment of the iconic building.

The designs by Gehry Partners and Foster + Partners will deliver a cluster of ‘wavy and wonky’ buildings for over 1,300 homes, built alongside a high street of shops and a hotel.

In addition, a 160-room hotel and 350,000 sq ft of retail and restaurant space will be delivered as part of the proposals.

Battersea Power Station Development Company also confirmed it would start work shortly on the reconstruction of the first of the iconic chimneys to the original specifications.

Phase three of the vast scheme will feature a new high street for London, to be known as The Electric Boulevard, which will be the main gateway to the entire Battersea development.

Gehry Partners has designed the five buildings to the east of The Electric Boulevard, to be known as Prospect Place.

These will house double-height retail units at street level, around half of the planned homes, a community park and multi-use community hub.

The Gehry designed element will be anchored by the distinctive Flower building.

Battersea Power Station Development Company, on behalf of its shareholders, is delighted to announce the London-only launch of apartments within the Power Station itself on May 1st 2014.

PRICES AND STRIKING INTERIORS REVEALED FOR HOMES WITHIN BATTERSEA POWER STATION

Battersea Power Station Development Company (“BPSDC”), on behalf of the shareholders of Battersea Power Station, is pleased to confirm the guide prices for the 254 homes planned for the iconic Power Station building itself and the latest new interior designs.

Ahead of the London-only sales launch on 1st May the confirmed guide prices are:

Studio apartments will start from £800,000
1 Bed apartments will start from £1,000,000
2 Bed apartments will start from £1,500,000
3 Bed homes will start from £2,700,000
4 Bed homes will start from £4,000,000

The 254 unique homes being built will be as distinctive as the building that surrounds them with their bold, beautiful and generously-sized living spaces. The residences will fall into two distinctive styles across three different locations of the building: The Switch House East, The Switch House West and at the very top – Boiler House Square.

A number of the apartments will sit within the original fabric of the building, amongst the exposed brickwork and industrial fittings, whilst the other element will be a panoramic, glazed style with incredible views positioned on top of the Power Station looking out over the river or back onto the famous Boiler House façade. All the homes will have access to over 1.5 acres of spectacular roof top gardens and a large number will also have their own private outdoor space. Homes located in the Boiler House Square will open on to a new ‘London Square’ on the roof.

Switch House East and West will lie on the longer, lateral flanks of the Power Station; there are few homes in London that will have a more impressive setting than these, and none will be as closely connected to the Power Station. Named after their original industrial function, the apartments sit where the great Switch House once harnessed and delivered the energy of the Boiler House. To reach the vast entrance lobbies, residents and their visitors will cross a static water pool that encircles the entire Power Station, making every arrival to the building an occasion and generating a reflection that will enhance the visual presence of the building.

The other dramatic location for the new homes is ‘Boiler House Square’ on top of the tall, central Boiler House between the chimneys where there will be two new storeys of breathtaking design, built around an open, landscaped garden square with a central sculptural skylight. These homes will be reached through four magnificent top-lit sky lobbies some 23 metres high, each built into one of the historic wash towers that support the chimneys.

London based interior designers Michaelis Boyd Architects have designed the interiors creating a style for this building that they describe as ‘refined industrialauthentic, highly tactile and visually dramatic.’ The design takes simple, raw materials and expresses them through smooth finishes of the highest quality. From stunning wood flooring to polished concrete and raw brass fittings, every detail of the interiors will speak of the building’s heritage and design detailing which has made it such a famous example of art deco industrial architecture.

One of the most unique aspects of these new homes is the variety of sizes and layouts on offer. Within the 254 homes being created there will be over 100 different layouts with virtually no one apartment the same. Duplexes comprise around a third of the homes available which will offer purchasers more opportunity to maximise the incredible views of the building whilst also creating awe inspiring double height space and the sense of ‘loft living’. The apartments will be approximately 40% larger than the average new build developments in London.

When completed the building will be open to the public with the Northern Line extension fully operating.

Detailed plans for power station approved

Detailed plans for the first phase of the Battersea Power Station redevelopment approved. The ruling means that the site’s new owners can press ahead with the first part of an £8bn masterplan. Work is expected to start in 2013. After so many previous failed attempts what are the chances these proposals will get built?

Battersea Power Station is one of 27 major development sites located in Nine Elms on the South Bank – central London ‘s biggest regeneration area. During this first phase of work two new buildings will be constructed on vacant land to the west of the power station building. The new blocks will provide 800 homes, a hotel and space for cafes, restaurants, bars, a gym, pool, spa, theatre and office studios.

A new six-acre public park will also be created right on the bank of the Thames.

Work to renovate the badly decayed power station will also begin during phase one. Once fully restored the iconic building will be opened up to the public for the first time.

Later phases of work will see new affordable homes built alongside a new Tube station, riverbus pier, pedestrian squares and a whole new town centre.

Wandsworth Council’s planning chairman Nick Cuff said:
“This project will restore one of London ‘s most iconic landmarks and create the first segment of a remarkable new town centre on the Thames riverside. The site’s vast empty spaces will be gradually brought to life with new homes, a riverside park and a new commercial centre supporting hundreds of jobs.

“Tonight’s decision is another important step towards extending the Northern Line to this site and comes just days after the Government announced it will underpin this vital infrastructure project with a £1bn loan guarantee. The Tube link is the key to creating a total of 16,000 new homes and 25,000 new jobs across the entire Nine Elms on the South Bank district.

“This council has worked long and hard to bring the Tube to Battersea and to realise this area’s enormous potential. We are now within touching distance.”

About the Northern Line Extension
Earlier this month the Government agreed a loan of up to £1bn that will allow London Underground to fund an extension of the Northern Line to Nine Elms on the South Bank. The announcement, which came in the Chancellor’s 2012 Autumn Statement, follows months of negotiations between Wandsworth Council, the Greater London Authority and HM Treasury over the financing package for the new Tube link.

The loan will be repaid through a tariff on private development projects within this 450 acre regeneration area (including the power station), and through future growth in business rates revenue within a new Nine Elms Enterprise Zone.
The proposal would create two new Tube stops – one on Wandsworth Road, the other at Battersea Power Station.

TfL is currently holding its third and final public consultation on the scheme before the application for a Transport and Works Act Order (TWAO) is finalised in spring 2013. The TWAO is needed before construction of this large piece of infrastructure can begin.
If planning approval is obtained then construction of the Northern line extension could begin in 2015. Trains could start running in 2020.

About Nine Elms on the South Bank
Nine Elms on the South Bank includes the Albert Embankment, Vauxhall and a large slice of industrial Battersea.
An enormous investment programme has begun to transform the area – around 2million sq m of new development has been granted planning permission across the district.

The Nine Elms Vauxhall Partnership was created in 2010 to coordinate and drive forward the area’s transformation. Co-chaired by the leaders of Wandsworth and Lambeth Council, it includes the area’s main developers and landowners, the Mayor of London, Transport for London and the Greater London Authority.

Up to 16,000 new homes will be built – 14,000 already have planning consent and the first 1,000 are now under construction.
Up to 1,000 construction and engineering apprenticeships could be created across the regeneration programme.
The new Nine Elms on the South Bank will provide 25,000 new permanent jobs for London.

A new stretch of the Thames riverside path will run through the district and a new pedestrian and cycle bridge is planned to create another link to Westminster on the opposite bank of the river.
