Green Light for Beach Front Development on South Coast
Planning approval was received last week from Shepway District Council for a 62-unit residential scheme on a beach front site in Hythe, Kent. Designed by Guy Hollaway Architects for Ossory Investments, the seaside development includes a commercial fishmonger, a 52-cover restaurant and several fisherman’s huts.

The 1.56 hectares former gas works site is home to characterful former 1936 steel framed RNLI building which the design retains. Also included in the mixed use development are eight new shiplap boarded fisherman’s huts which will provide accommodation and facilities for the fishermen who currently use the beach, and a larger hut for the Seabrook Sea Anglers Club.
The design provides for seven detached homes on the beachfront, but the majority of Fisherman’s Landing Beach falls outside the application site area. The proposal seeks to open up pedestrian access to the beach by installing a boardwalk linking to the fisherman’s huts, restaurant and shared open space area. A new street is proposed through the centre of the site which will open up and creates vistas to the beach and south towards the sea. An area of the site has been designated as a dry dock in which to store fishing boats in adverse weather conditions.
Guy Hollaway Architects have created a contemporary design that mixes vernacular building forms with more contemporary coastal materials such as render, cedar, boarding and glass. The proposed residential buildings use a material palette including timber cladding, brickwork, render and powder coated aluminium frame windows, with slate tile roofs to the houses and zinc cladding and zinc fascias to the flat roofs of the blocks of flats. The restaurant seeks to maximise sea views by incorporating timber and glazed doors to the southern facade, a natural stone plinth, render, timber cladding and steel roofing.
The soft landscaping has been selected in consultation with the Kent Wildlife Trust and the Council’s Arboricultural Manager so as to ensure that the species selected are appropriate to the maritime climate, promote the enhancement of the shingle environment and provide a habitat for protected species that are common to the area.
