Calatrava Boulevard will bring international glamour to Düsseldorf’s Königsallee

• Approx. 22,000 sq m office space plus approx. 15,000 sq m luxury retail stores and upmarket restaurant space

• International glamour, huge boost to the luxury Königsallee boulevard, new amenity value and stylish architecture

• The project is already underway with the opening of the Moncler and Fendi flagship stores in 2022, with phased completions to be finalised by 2028

Calatrava Boulevard Königsallee Düsseldorf Building News

Düsseldorf, 23rd January 2023 – Uwe Reppegather, founder and Managing Director of the CENTRUM Group, Lord Mayor Dr. Stephan Keller and architect and engineer Dr. Santiago Calatrava today presented an architecturally refined and sustainable project for a luxury building complex with international appeal located on a site between Königsallee, Königstrasse and Steinstrasse.

The design resulting from the close collaboration between Uwe Reppegather and Dr. Santiago Calatrava creates a synergy combining three components:

Invigorating Königsallee as a magnificent boulevard

The modernisation of the buildings located on Königsallee will make this a future-proof prime address for international luxury flagship stores.

The space behind the high-format and attractive façade frontages will accommodate luxury retail stores. The upper floors will comprise office uses yet preserve the traditional structure of the “Kö” façades. The buildings fronting Königsallee will also be connected to the Calatrava Boulevard.

The Calatrava Boulevard – a place to take a stroll and enjoy spending time

The Boulevard runs parallel to Königsallee, connecting it with Steinstrasse. Its greenery, opening glass roof and sculptural architecture create a high degree of non-weather-dependent amenity value for international and local upmarket restaurant and retail concepts. The sinusoidal wave forms of the inner façade sweeping towards the external façades facing Königstrasse and Steinstrasse creates unparalleled unity.

Striking climax in terms of contemporary office space

The centrepiece of the design is the section facing Martin-Luther-Platz. In the area of Königstrasse and Martin-Luther-Platz, a curved and vaulted roof up to a height of around 41.2 m remains below the typical height of high-rise buildings in the NRW state capital. The central axis of the main building with its triangular footprint provides direct access into the Boulevard, which then offers further connections to the office lobbies on the 2nd to 8th floors. The first two floors will offer restaurant and retail space, while the extensively landscaped roof terraces and integrated solar panels in the roof areas add to the sustainability of the project.

Dr. Stephan Keller, Lord Mayor of the state capital city of Düsseldorf, supports the project and is delighted with the initiative: “The Calatrava Boulevard once again emphasises the internationality of our city. I am very glad that CENTRUM is comprehensively redeveloping the sites facing away from Königsallee with outstanding architecture, which will give the world-famous boulevard a whole new and additional splendour. The investment of over EUR 1 billion in this location is a clear commitment to our city, for which I am extremely grateful to Uwe Reppegather. This level of courage is essential to lead our city into the future. The designs show that this can be achieved while retaining the historic architecture.”

Düsseldorf, with its famous Königsallee, is an elegant, cosmopolitan city with a sophisticated vibe. In close co-operation with both the City Council and CENTRUM, we were able to develop a balanced and innovative solution which both preserves the distinctive and traditional character of the “Kö” and creates new architectural and urban development excellence. My team and I are working on this project with the greatest of pleasure and enthusiasm and are proud to present the results of our work so far.”
Uwe Reppegather, Managing Director of CENTRUM comments on the design: “We want to make Königsallee one of the premium retail pitches in Europe.

The resulting concept envisages an innovative combination of contemporary retail space for international flagship stores with upmarket restaurants which will make this a great place to spend time and take a stroll. This project with its international resonance can become a new landmark as Europe’s most fabulous shopping street!”

The project has already commenced with the construction of the Kö36 building and its occupation by the Moncler and Fendi brands. The project envisages a step-by-step modernisation to minimise impact on business operations along Königsallee. The plan is to complete the phased construction project by 2028.

Santiago Calatrava

Dr. Santiago Calatrava is an architect, engineer, painter and sculptor. The most recent of his many international architectural projects include The Tower at Dubai Creek Harbour, the World Trade Center Transportation Hub and the St. Nicholas Church in New York, the United Arab Emirates and Qatar Pavilions at Expo 2020 in Dubai and the Museum of Tomorrow in Rio de Janeiro.

Dr. Calatrava has received a multitude of prizes and awards from prestigious institutions and organisations. His most recent awards include the 2015 European Architecture Prize from the Museum of Architecture and the 10-Year Award from the Council on Tall Buildings and Urban Habitat (CTBUH) for the Turning Torso skyscraper in Malmö, Sweden.

During his career, he has been awarded over 20 honorary doctorates from many of the world’s most prestigious universities. Dr. Calatrava was born in the Spanish city of Valencia and has lived in Zürich for many years.
