When designing the 116A Edward Residence Urban Habitats were excited to show case both the in-house design studio capabilities whilst also continuing to show that the construction team was highly efficient, detailed and quality focused.
What building methods were used?
The high calibre of workmanship required for remedial works to blend with the homes existing character and the execution of the new contemporary building works has facilitated this home to be minimal for future upkeep of maintenance by the owners.
• First floor timber trusses with Hebel sub floor – carpet lining.
• Ground floor walls under first floor – masonry veneer.
• Upper-level external walls Scyon cement sheet cladding.
• Colorbond Lysaght Custom Orb roof sheeting and Lysaght Klip-lok hi-strength deck on the low pitch to achieve 2 degree and 5 degree where required.
• Australian Oak External Doors and Window frames. Aluminum Sunshades (previously steel)
• Feature Brick walls: PGH Linear.
• Custom timber windows and sliding doors direct access to modern outdoor raised deck with steps to a lower BBQ bench with custom concrete benches
Internal Standard
The meticulous attention to detail in selecting the high-quality materials and finishes for every space has a consistency of natural earthy tones, with a focus for “real” materials where are craftsmen (and women) can utilize their skills to create simple yet well considered details. It’s quite often said “the simple details are the hardest to deliver” It’s these details that drive our team!!! We love the custom cabinetry, marble bench-tops, Timber cladding and secret doors, specialized glass skylights, carefully detail and constructed steel staircase, the oversized front door with handcrafted handles, quality tapware, sanitaryware and fittings.
The new building work utilised the traditional construction methods, but we encourage our team constantly challenge themselves to adopt these methods, and to question the “Norm”
• 6 Star Energy Rating for insulation, thermal wrap to all external frames was adopted and thoroughly to ensure minimal air movement.
• Concrete raft footing system, with polished concrete finish
• External Building Linings: Face brick veneer (a new brick promoted to UH for this project), Smoothly bagged and painted brick, James Hardie Scyon, Australian Oak H2 Treated cladding
• In screed electric underfloor heating to ensuite and bathroom. Hydronic heating to ground floor concrete slab
• Aluminium external Louvred screens, both functional: Shade and Balustrade, whilst also aesthetic.
• Sand blasted Concrete to external paving
