The Dúplex 4F project is located in the Las Huertillas neighborhood of Córdoba, Argentina, in a low-density residential setting characterized by the construction of two homes per lot. The proposal develops a series of four units, each measuring one hundred and twenty-five square meters, located on two lots between party walls with an east-west orientation.
The site proposes a compactness and a reading of the whole that transcends the immediate scale of the neighborhood, since by occupying two plots with a unified approach, the project is perceived as a piece of greater urban hierarchy.
The project’s objective is to combine functionality, flexibility, and climate comfort based on clear design decisions. The east-facing façade incorporates folding panels of perforated sheet metal that, in addition to defining the character of the complex, allow for the regulation of sunlight and privacy according to the living habits of each user.
On the ground floor, the layout revolves around a central sanitary core, which frees up the continuity of the main spaces and favors spatial fluidity. This is reinforced by the gallery integrated into the kitchen-dining room through wall-to-wall sliding carpentry that blurs the boundaries between interior and exterior, expanding the social area and reinforcing a logic of filters and transitions, where the boundary between inside and outside is not rigid, but an intermediate space that enriches the ways of living.
The staircase follows the same framework as the carpentry, a criterion also reflected in the design of the flooring, which creates a strip of greenery intended to incorporate vegetation in the front. Thanks to this logic, the staircase receives natural light from both the lower and upper levels, bathing it in light at different times of the morning and reinforcing the spatial quality of the vertical core and living room.
Upstairs, there are three bedrooms; the master bedroom expands onto a balcony protected by movable sunshades, reinforcing ventilation and the connection to the exterior without sacrificing privacy. Here, the project strikes a delicate balance between opacity and transparency: sunshades and woodwork nuance the relationship with the surroundings, offering openness or shelter as needed.
In terms of technology and materials, the project combines traditional construction, brick slat cladding, pergolas, and movable metal panels, along with black woodwork. The restrained palette of materials and colors highlights the purity of the architectural lines, shaping both the façade and the entrance flooring, while solar control devices add dynamism to the whole.
The result is an architecture designed to adapt to the needs of users and enrich their daily experience.
