The challenge of achieving the client’s profitability with what the designer feels the environment needs is, I would say, the problem all designers face when faced with a similar assignment.
It’s there, right there, when everything the designer has inside must come out. It must come out to give the client and the neighborhood what they need, to feed off each other, equally.
The neighborhood is Villa Belgrano, in the city of Córdoba. A neighborhood that those of us who were lucky enough to walk through and embrace as our own as young people know has a special air. A different air. The people who live there breathe and walk differently. Everything happens more slowly. Large lots and streets shaded by the tall canopies of enormous, magical trees give the neighborhood a particular glow.
The lot, measuring 1,200 square meters, had two special conditions: a slope of 2.80 meters from the street to the rear and a triangular finish.
There were five functional units allowed for that lot by the municipality at the time we designed it. And we designed five units. The last one, toward the back, was the functional problem to solve: building a three-bedroom home in a triangle.
We needed permeability. We needed the air, which we said was different, to flow, circulate, and be free. That’s when we came up with what it ended up being. That’s when the idea of a split emerged. A linear and neat plinth on the ground floor, following the length of the lot. And for the upper floor, the best. Volumes perpendicular to the plinth below, projecting, well-oriented, and giving back to the neighborhood and its residents what they themselves give: air.
Inspired by our predecessors, who, instead of plastering the masonry on many of the neighborhood’s houses, used what we call “bolseado” (bolseado): a thin, impermeable, and less expensive plaster that provides a beautiful finish, revealing the texture of the masonry behind it.
All painted white. Following that concept, we opted for white walls above, so as not to obstruct the overall view of the neighborhood at first glance. Below, volumes with soft, gray textures create contrast.
Details like the grills, whose walls don’t reach the ceiling, give a special permeability to the user of each home, allowing the gentle movement of light projected by the tree leaves to blend into the surroundings.
In short, being able to leave our own mark, our contribution to this “city-making” in this neighborhood, was a great and unparalleled experience!
