The assignment—a $100 million transformation and rebranding of an aging hotel into a five-star Four Seasons Resort in Oahu. Encompassing architecture, interior design, landscape, pools, and signage, the former 617,906-sqft JW Marriott, originally designed by Edward Killingsworth in 1993, the de Reus team lead the massive overhaul.

Situated along a rugged stretch of coastline, the family retreat embraces the spirit of Mauka-Makai—the symbolic flow of lava from mountain to sea—through its direct connections to the volcanic landscape and dramatic vistas of the Pacific Ocean. Kua Bay Residence’s site captures the stark contrasts between land and sea in the Hawaiian topography.

Situated alongside a lava flow dating from 1801 on the leeward coast of Hawaii, this 10,361-sqft residence was designed as a modern interpretation of indigenous island architecture. Rather than orienting the house directly to the view, the home’s living spaces are set at an angle, resulting in glancing coastal views.

Overlooking coastal anchialine ponds where ancient Hawai’ians raised fish, this 13,497-square-foot home for an extended family was designed so that all its major living spaces capture views of Uluweu-weu Bay and Kikaua Point. The name Wai’olu comes from the Hawai’ian words wai (fresh water) and olu (pleasant) and means cool, attractive, soft, and gentle.

For anyone who has never visited Hawaii’s Big Island, it can be surprising to discover that a vast arid plain occupies a significant portion of its western side, sloping gently down from the Hualalai Mountain to the coastline. Tufts of golden-green grass spring from the crumbled bed of black lava rock, with lacy Kiawe trees scattered throughout.

Makani’ Eka is set atop a hardened lava flow with views of sky, sun, and water, this family compound strikes a balance between modernity and tradition. Old and new ebb and flow through a simple composition of small structures linked by a lush courtyard and a series of walkways and patios.

Nestled between cooled lava flows, the Kona residence situates its axis not with the linearity of the property, but rather with the axiality of predominant views available to the site. This modern residence integrates both the surrounding views of volcanic mountain ranges to the east and ocean horizons westward.
