Friday 11 August 2017 – Yesterday developer Bellward Properties received planning approval from Trafford Metropolitan Borough Council for its new 363 unit PRS (private rented sector) residential development Cornbrook Works, located at the end of Chester Road on the Manchester and Trafford border.

Designed by Tim Groom Architects, Cornbrook Works will revitalise the 2.53 acre site, creating a new focal point at a key location conveniently opposite the Cornbrook Metrolink Interchange.

The development, a mix of two and three bedroom townhouses; one, two and three bedroom apartments and family-duplex apartments is arranged around a new tree lined public avenue following the route of the original Corn Brook (now an underground culvert) with private green courtyards and extensive roof top gardens.

There will be two high-rise blocks of 19 and 16 storeys fronting onto Chester Road while the majority of the proposal is made up of the townhouses and linked duplexes that relate to the local context and conservation area while screening the on-site car parking, cycle provision and other amenities.

Tim Groom said: “Cornbrook has been a fantastic project for the Practice. It’s been a collaborative process and we have worked hard to design something that provides great places to live while bringing greenery and a huge amount of open space back to the site. We’ve created lots of opportunities for residents to meet and enjoy outdoor space as well as providing a good variety of homes that reactivate the existing streets. Back at the turn of the 20th century Cornbrook Works, a steel plant, was located at the centre of our site. We’ve drawn from this history in the materiality of the design with a simple and refined palette of brick and metal detailing.”

Euan Kellie Property Solutions (EKPS) provided planning advice.

Ellie Philcox of EKPS said: “The scheme will comprehensively regenerate a site that has long been earmarked for development on a key gateway site between Trafford and Manchester, and will make a significant contribution towards housing supply within the Borough. The scheme has been designed in such a way to improve pedestrian linkages to the Metrolink from the neighbouring existing residential areas and beyond.”
