Successful purchase of prime Beverly Hills site
Project Lotus LLC has become the successful purchaser of 9900 Wilshire, a prime eight acre site in Beverly Hills, California, securing one of the largest development opportunities at this globally recognised address.
The site, offering 830,000 sqft of residential and 20,000 sqft of retail, is located within the desirable 90210 zip code, at the intersection of Wilshire Boulevard and Santa Monica Boulevard, considered to be the gateway to Beverly Hills. Currently a vacant department store and car lot, the space is situated next to the Beverly Hills Hilton, home of the annual Golden Globe Awards and overlooking the prestigious Los Angeles Country Club.

The site has been purchased from New Pacific Realty Corporation. Project Lotus LLC is a joint venture between CPC Group Limited, the Guernsey based investment vehicle of Christian Candy and Kaupthing, Singer and Friedlander.
Pritzker Prize winning architect Richard Meier will continue to lead the design process to realise this world class development of 252 luxurious and environmentally responsible condominium residences.
The project, which is subject to approval by the Beverly Hills City Council, will comprise two 12 storey signature buildings, luxury townhouses and two four-story contemporary loft buildings all positioned within just onethird of the expansive eight acre site. The gardens will be designed by the internationally acclaimed landscape architects, the Olin Partnership, and will include private waterscapes and sculpture gardens as well as a public garden.

CPC Group has a reputation and track record for creating some of the most desirable residential buildings in the world. Current projects include One Hyde Park in Knightsbridge, London (www.onehydepark.com) 21 Chesham Place in Belgravia, London (www.21cheshamplace.com) and Le Park Palace (www.candyandcandy.com). Award winning interior design company, Candy & Candy has been appointed development managers and will be leading the interior design for this exceptional project.
Richard Williams, Chief Operating Officer of CPC Group said: “We are delighted to purchase this site, marking our first foray into the United States market. We look forward to taking over the project and working closely with Richard Meier to create a landmark building of international repute.”

9900 Wilshire will be the first project of its kind in the West Coast of USA to qualify for the U.S. Green Building Council’s LEED Gold rating, ensuring that although the buildings will offer extensive amenities in keeping with such a luxurious address, including concierge service, valet parking as well as fitness and spa facilities, it will consume 25% less energy, use 50% less water and create less greenhouse emissions than comparable residential buildings. Designed to take full advantage of its location, the buildings create substantial savings of resources by using natural light and the prevailing westerly breeze. The gardens will be kept green around the year by utilising a state-of-the-art water recycling system.

Candy & Candy do not own 9900 Wilshire and neither are they part of the investment consortium that do own 9900 Wilshire. Candy & Candy are the development managers and interior designers for the scheme, appointed by the consortium.
