This urban regeneration project brings life to a former industrial site situated between Deptford Creek and the Stirling prize winning Laban Dance School, forming part of a new cultural quarter called Creekside Village. Squire and Partners’ design has three linear buildings providing a formal public face onto Creek Road, which present a reflective facade punctuated by inset balconies and double/triple-storey sky gardens.

The top two floors are set back to create a glazed pavilion, and contain apartments benefitting from long terraces taking in the views across London. An 8-storey block with a striking triangular form and central atrium marks the corner of Creek Road and Creekside. The facade is broken down into four simple panel types comprising clear, fritted and opaque glass, and metal ventilation panels as either openable shutters or louvres.

The modulation of the facade animates the building, providing depth, layering and shadow. Between these four buildings, pedestrian routes have been introduced which physically and visually connect to Creek Road, and offer oblique views into the central plaza, the industrial relics of Deptford Creek and the Laban Dance School beyond. At ground, first and second floor level, units will house local businesses, cafes, creative studios, a nursery and a hotel. Retail and café units will flow out onto the public plaza at the centre of the development, which has also been designed to accommodate outdoor events and performances.

Built in seating, planting and a series of water fountains connected by a rill create a pleasant space for residents and the wider local community to enjoy.Above second floor level a mixture of private and affordable apartments are provided, all with full height glazing and access to spectacular communal rooftop terraces. Lighting and planting on the roof gardens is designed to encourage social interaction by providing intimate areas for seating and larger areas for groups. These areas offer unobstructed views across the River Thames towards Greenwich, The City and East London.
