Walter Menteth have created 3 distinct and contextually modelled blocks on a difficult site adjacent to a railway viaduct in Peckham. The urban fabric is improved and consolidated while providing a defined, elegantly proportioned and simple edge to the existing residential area to the east.
Six storey apartments are linked by a terrace of family houses with a corner block of rental flats creating 49 dwellings, along with ground floor commercial units.
A super insulated shell with wide span R.C frame (giving high thermal mass) is combined with multi-storey winter-gardens to south-west facades. Internally dwellings are generous, elegant and highly energy efficient. The apartments’ simple plans, sliding walls, folding screens, structural modules and services are designed to allow for flexibility, adaptation and change.
A full-height glazed wall to the rear of the shared ownership properties thermally buffers the dwellings to the north, screening the building from the railway viaduct and businesses in the arches. The 39 winter-gardens offer energy benefits while protecting dwellings from the adjacent traffic noise and providing space to extend the dwellings in the warmer months.
The development includes a gas powered CHP plant, PV arrays, ventilation with heat recovery, Car Club, a landscaped roof, high thermal mass construction, and a number of construction innovations.
The winter gardens are arranged as a sequence of bays and buttresses, while the large curtain wall to the viaduct develops rhythms relating to circulation and the movement of passing trains. The play of generously proportioned walls and glazing establishes a clear urban presence providing architectural scale and differentiation.
