Conran wins £60million Lambeth project

Conran and Partners has won an open competition to transform a historic Lambeth site into much-needed new homes in London.

The architecture and design practice has been awarded the contract to develop more than three acres of prime inner London land by Henley Homes, one of the capital’s leading housing groups.

Conran’s design team will be tasked with creating approximately 180 to 220 homes on the site of the former Lilian Baylis School in Lollard Street, using a mix of refurbishment, conversion and new build.

The phased regeneration project has an estimated gross development value of £60million. Full planning and listed building applications are anticipated in the summer 2012.

A significant proportion of the homes will be designated affordable housing helping to meet London and the Borough of Lambeth’s social housing shortage.

The school moved in 2005 to new premises in Kennington Lane. Since then, a community sports initiative has been proposed for just under half of the old school site with Henley Homes buying the rest of the land earlier this year.

Some of the old school buildings built in the 1960s were Grade II listed in 2002 and will be preserved as part of the site plan.

“Our experience in preserving and bring back to life historic buildings proving to be a deciding factor.

“Our task now is to design the right mix of housing that fits right in with, and improves, the existing community in Lambeth.

“We will work closely with the planners in Lambeth to ensure the scheme is of the best quality and maximises the potential of this central London site.”

Conran has around 2,500 homes either being built, with planning consent, about to go to planners or on the drawing board, for projects across London.

It includes a landmark £100 million project to replace a crumbling and failing 1970s housing estate in Ealing which is seen as vital to local regeneration hopes. The five-hectare Green Man Lane development offers a mix of vibrant homes for affordable rental, shared ownership or outright sale.

Once completed there will be 706 homes and flats on the site. But unlike the former address the new Green Man Lane will not look or feel like an estate. Instead it will be a vibrant part of the existing city landscape with a mix of well-designed homes.

Conran also has a £50 million regeneration plan on the drawing board looking to play a major role in tackling Waltham Forest’s worrying housing shortage. There are more than 18,000 people sitting on the local housing waiting list.

Conran and Partners’ architects and designers are equally experienced in the sensitive and imaginative retention of historic buildings resulting in a string of award-winning housing projects across the UK.

Early examples of restored buildings converted to desirable residential developments can be found in the heart of cities like Harrogate, Manchester and Brighton.

A more recent example is the successful redevelopment proposals for the historic College Hall in Leicester, which preserved the Grade II listed university residences, designed by Sir Leslie Martin in the 1950’s, by converting them into high-quality apartments.

But, Conran’s first major success in transforming derelict sites into vibrant new communities came less than three miles from Lambeth in Shad Thames, Camberwell, when the fledgling practice co-started by design guru Sir Terence Conran embarked on an ambitious masterplan to restore Butlers Wharf to its former glory.

That area has become one of London’s best examples of waterfront regeneration.
