Situated on the site of a former shopping mall on Patel Nagar road in the Kirti Nagar locality, TARC Kailāsa encompasses three- and four-bedroom apartment properties ranging between 3,440 and 3,685 square feet and was awarded the “Luxury Project of the Year” at the Golden Brick Awards in Dubai. The apartment units were first launched in January 2024 with possession scheduled for 2028, and the first phase of the TARC Kailāsa unit launch sold out earlier in fall 2024.

AFW approached both the architecture and the interior design of TARC Kailāsa by centralising luxury living amidst urban life, drawing inspiration from the city of New Delhi and the storied artistry of Zari Zardozi embroidery to develop accents and a rich palette throughout the complex—endeavouring towards what TARC refers to as “an ode to divine serenity and modern sophistication”.

Each unit at TARC Kailāsa is meticulously designed with functionality, optimal views, flexibility, and privacy as core principles. The layout of each residence ensures practical, efficient use of space while offering panoramic views that highlight the adjacent park to the south and the city’s iconic landmarks from higher floors. Functionality is seamlessly integrated into the design, enabling residents to enjoy comfortable living with thoughtfully arranged spaces that cater to modern lifestyles. The flexible layout options accommodate diverse resident needs, whether for family living, entertaining guests, or personal retreats, ensuring that each unit can adapt to varying preferences and activities.

Privacy is also a key priority, with strategic placement and orientation that minimizes sightlines to nearby structures such as the Mass Rapid Transit line and neighbouring buildings. This careful planning fosters a sense of seclusion and tranquillity within each unit, allowing residents to enjoy their spaces without compromise.

AFW addressed the potential isolation of high-rise living by strategically distributing facilities, which span 170,000 square feet, across the entire development. By distributing the units across different levels of each tower, including roof terraces, the gathering and recreation opportunities become dispersed and simultaneously activate the varied areas of the building.

Resort facilities outside such as an Olympic-length temperature-controlled pool expand social opportunities across the entire complex and are configured to gather users by age, interests, and family type. An expansive drop-off area with a lobby and ample seating encourages lingering and interaction with tower neighbours. The complex adheres to Zone 4 standards with structural integrity and safety in seismic events with extreme wind optimization, as well as two to four hours of robust fire resistance.

In their design vision for the common area interiors of the five towers that make up TARC Kailāsa, AFW looked towards the tradition of Zari Zardozi embroidery for inspiration. The technique originated in Central Asia and was introduced to India during the twelfth century, notably gaining prominence under the patronage of royal courts. Characterised by its meticulous application of gold, silver threads, precious stones, and pearls, the process involves creating raised patterns that enhance textiles with depth and dimension, often making it a favoured choice for ceremonial attire.
The function hall design draws continuation from the architectural linear of the building while integrating elements of Zari Zardozi embroidery to create a space that is remarkably vibrant. The hall is equipped with a suspended, concealed projector screen, discrete service stations, and a dedicated catering area, each element selected to maximise multipurpose function.

With its feature bar, the kitchen serves as a focal point and visually amplifies the sense of space in the dining area. Walnut wall panels create a striking contrast and delineate the kitchen from adjacent living spaces while introducing biophilic tones.
The design of the Dining Hall carries a cohesive aesthetic language that is inspired by linear architectural elements and traditional Zari motifs, complemented by a rich colour palette that aptly captures New Delhi’s rich heritage.

In the Game Zone, neon lights and linear architectural elements evoke the energetic spirit of New Delhi. Designed for diverse activities, the area includes arcade games such as claw machines, shuffleboard, pool, air hockey, a golf simulator, and a video gaming section, alongside a cafe with catering facilities. In a similar vein, the “Hive” gym radiates energy, with motivational graphics, vibrant colours, and mirrors etched with Zari-inspired patterns. The use of wood and bronze elements in this area enhances the warmth and Bolon flooring provides a safe and acoustically comfortable environment.
The library is designed as a sanctuary for quiet reflection and reading. A fireplace acts as a focal point while architectural lines and Zari-inspired accents lend visual appeal. With its turmeric orange and turquoise, the colour scheme adds a fresh dimension to the space.

The Club Lobby welcomes residents and guests with comfortable seating and a reception area featuring a display artwork backdrop. Its reception doubles as an interactive information counter, providing details on amenities and upcoming events, fostering a welcoming and informative atmosphere. The staircase core, in a bold turmeric hue, creates a signature visual impact, contrasting against dark marble and bronze metal detailing. Inspired by Zari and linear architectural elements, the design of the Locus Business Club promotes a luxurious ambiance that supports productivity and relaxation—a refined setting for a variety of needs.
