AFW completes next-generation workplace landmark for Embassy Group in Bangalore

AFW has completed Embassy Zenith, a 70-metre commercial tower that elevates the standard for Grade A workplaces in India. Positioned along the edge of the Bangalore Golf Club, the building sits on a site defined by tight setbacks, restricted frontage, and high visibility. Within these constraints, AFW shaped a crisp, sculpted tower that has already secured a 10-year lease with Apple, underscoring its architectural clarity and operational efficiency.

The 13-storey tower is planned around a highly efficient rectangular floorplate that responds directly to the mandated 16-metre front setback. AFW’s strategy focused on maximising usable space while ensuring good daylight, flexible tenant layouts, and clear structural logic. To give the tower a distinct identity on a narrow urban plot, the upper volume is rotated and gently shifted. This calibrated move creates active terraces and relief spaces while subtly transforming how the tower presents itself from different vantage points around the golf course.

A key design gesture is the introduction of five-metre radiused corners. These soft edges resolve the building into a smooth, continuous mass, erasing the typical hierarchy of front, back, and sides. From every approach — whether the fairways of Bangalore Golf Club or the surrounding access roads — the tower reads as a singular, unified object. This was important for Embassy’s ambition to secure a single global tenant and to create a memorable presence in a tightly packed urban context.

The façade is defined by a single, high-performance curtain wall module that repeats across the entire elevation. AFW developed this system to streamline fabrication, ensure precise installation, and maintain consistent thermal performance. The angled glass subtly shields the interior from direct sun while still allowing expansive views outward. Over time, the building takes on changing expressions as daylight moves across the tapered mullions, giving the façade a refined, almost sculptural quality. A self-cleaning surface treatment further supports long-term clarity, an important consideration for central Bangalore’s environment.

At ground level, AFW carved out a dramatic entrance volume that creates a high, sheltered canopy and a strong sense of arrival. Instead of adopting the typical double-height office lobby found across the city, the design introduces a digital-first entry experience centred on a virtual reception kiosk. The kiosk handles access control, visitor processing, communication, and card or barcode issuance, enabling a smooth and efficient flow while reducing the need for a large manned reception. Large LED screens reinforce this technological emphasis, serving both as a real-time information interface and a platform for curated digital art.

Throughout the project, AFW integrated landscaped spaces to support workplace wellbeing and create a sense of calm in the middle of the city. A landscaped rooftop garden offers uninterrupted views over Bangalore’s skyline. Podium terraces provide areas for informal gatherings and outdoor working. At the heart of the development, a community garden with carved granite sculptures brings a layer of cultural richness and offers a quiet retreat from the surrounding urban activity.

Its unified silhouette, fluid corners, high-performance façade, and digital-forward user experience come together to position it as one of Bangalore’s most distinctive commercial towers — a project that captures Embassy Group’s continued leadership in shaping world-class work environments for international occupiers.
