Capitol Mixed-Use Complex in Rosenheim
The site of the former “Capitol” cinema in Rosenheim, Germany will be occupied by a mixed-use office and residential complex with an assignable area of 3,500 sqm. Due to its proximity to the city-centre, the site is in fact an attractive locale. Although currently in a neglected state, it offers great potential for the development of an outstanding architectural ensemble – one that could mark the arrival to Rosenheim’s city centre.
Access to this site is available from the north, via Prinzregentenstraße – one of Rosenheim’s major thoroughfares – and from the east, via Samerstraße.
The heights of the buildings of the new complex that flank the streets surrounding the site relate to the roofline of the existing buildings. As a result, the public realm will be perceived as a homogeneous completion of the buildings.
The edges of the structures are closed in order to strengthen the urban character of the new inner-city complex. In contrast to the linear character of the facades facing the streets, the interior fronts, addressing the “green” courtyards, have a much softer appearance. Here, terraced building elements with green roofs, balconies and loggias form a high-quality, lush “oasis” in the city.
In the northern direction, the terraces develop into a peak, denoting the high-end apartments. This “peak” establishes itself as a prominent element within the new district, and serves to mark the beginning of a series of new buildings towards Rosenheim’s centre.
The facades of the “residential tower” facing the street appear rather closed. However, they are accentuated by punched-in windows, situated irregularly, and by balconies with large, glazed openings in the apartments. Alternating transparent and closed façade elements give the building a dynamic appearance.

The plan envisages a mix of 45 ha of residential and 15 ha of commercial areas, including 2.600 apartments, set as several quarters into the soft hills of north-western Konstanz, creating a truly green neighbourhood.
