Architects ORMS have just achieved planning permission for a new kind of retirement community at Royal Arthur Park at Corsham in Wiltshire.

“Now that 50 is the new 40 and ‘third agers’ are living increasingly active and productive lives the market needs to recognise that this fast growing sector has sophisticated requirements” says Dale Jennings of ORMS. “We reviewed successful retirement models in Scandinavia and Germany where they have a more enlightened attitude towards ageing, and drew on our experience of high-end residential schemes, to produce a design for a community that will attract independent, discerning over 50 year olds with an active social life.”

Royal Arthur Park provides a modern lifestyle for the demanding baby boomer generation with high quality apartments, sports, social and medical facilities. Open plan living, dining and cooking spaces are a feature of the apartments and the room sizes are very generous with double aspect floor to ceiling windows giving exceptional views across the surrounding countryside and courtyards.

The apartments are organised into 5 clusters, each cluster forming its own mini community. A central courtyard links the two protective arms of accommodation, which open out towards the perimeter of the site giving each cluster a unique view of the open countryside.

The ‘living’ spaces span the entire width of the building and the radial nature of the blocks ensures that these spaces receive great natural light throughout the day. Externally, these spaces are expressed as white rendered elements and break up the brick surfaces.

The design of the 10 hectare site is driven by the idea of a ‘garden wall’ forming architectural elements between landscaped areas. The individual buildings and activity areas of Royal Arthur Park are linked by the garden wall which highlights the community feel. Residents’ facilities include a clubhouse, surgery, bowling green and pool and spa. These communal buildings have been sensitively designed as elegant structures of glass and timber and they sit perfectly in the Park’s relaxed and modern character.

Royal Arthur Park is located on a dilapidated naval training base surrounded by farmland and open countryside. The scheme is sympathetic to its surroundings and natural habitats within and around the site retaining all the significant trees on the site and bringing the surrounding natural landscape around the clusters. The natural slope of the site is used to reduce the mass of the central facilities so they sit below the treeline.
