7 August 2013 – The property market in Rockhampton is on track for a significant boost, with a $24 million waterfront residential complex on track for completion by late 2014, the first owner/occupier waterfront apartment block to be built in the area since the GFC.
Located on the prestigious waterfront Victoria Parade, the ten-storey development consists of 55 apartments, including 1, 2 and 3-bedroom units, and will set the standard for future developments along Rockhampton’s riverfront.
Designed by acclaimed Australasian firm The Buchan Group, the Southbank on Victoria apartment complex is already 65 per cent under contract after just eight months on the market – indicating a strong appetite from local residents for high-quality apartments.
The Buchan Group were appointed in August 2012 by Griffin Builders to provide architectural, interior design and graphics expertise to the 7,500sqm² project.
The Buchan Group Senior Associate Paul Watson said that the brief was to provide a cost-effective design that integrated sophistication and simplicity to appeal to a wide range of potential buyers in the Central Queensland property market.
“The clean, bold, linear edges of the external façade frame the 270 degree views of the Fitzroy River and mountains beyond,” Mr Watson said.
“This simplicity translated into the internal façade through strong linear elevation that addressed the views in force. The external and internal monochromatic colour palette creates a canvas for self-expression for the buyers.”
Mr Watson said that originally the project was to be a high density build, but the GFC and associated issues meant that the design brief had to change significantly from the original concept.
“We were asked to work on an optimised scheme that maximised efficiency – the solution to this was to reduce the density of the development while not compromising on design,” he said.
“This was achieved by reducing the building height to below 25 metres and standardising the floor plate to reduce transfers in services and structure.
“Reformatting the floor plans and massing to provide consistency has allowed for economies of scale in the construction methodology. To achieve these outcomes the planning had to be worked hard, which also required massaging of facades to provide a pleasing and functional aesthetic.”
Griffin Builders Director Brian Griffin said that The Buchan Group’s design solutions for the project were integral in ensuring the development’s sales success.
“The success of the project’s updated design is in the sales results – 65 per cent of the units have been pre-sold since marketing commenced late in 2012,” Mr Griffin said.
“This development will set a new benchmark for apartment living in Rockhampton and will deliver a significant boost to the local property market – paving the way for future high-quality residential developments in the area.”
