Presenting as a single-storey form from the street, this coastal residence steps across multiple levels in response to the site’s steep topography, capturing uninterrupted views over Avoca Beach. The architecture balances a restrained street presence with a dynamic internal arrangement that opens toward the landscape.

A durable coastal palette of stone, timber-look cladding, off-form concrete and standing-seam metal roofing references the surrounding environment and was selected for longevity and minimal maintenance. These materials extend internally through polished concrete floors, timber detailing and stone finishes, creating a seamless connection between interior and exterior living spaces. A glazed lift and cantilevered staircase provide vertical cohesion and bring light deep into the home.

The design prioritises framed views, spatial clarity and a relaxed coastal lifestyle, offering flexible spaces for family living and entertaining. Biophilic design principles reinforce the home’s relationship with its setting, enhancing comfort and connection to the outdoors.

Environmental performance is integral to the project, incorporating passive solar design, cross-ventilation, thermal mass, high-performance glazing and full automation. Energy efficiency is further supported by photovoltaic panels and battery storage, while voids and high-level windows create a chimney effect for summer cooling.

Close collaboration between architect, consultants and builder ensured design intent, budget and buildability were successfully aligned throughout construction.
