Wells Fargo’s new corporate campus in Irving, Texas is a landmark moment for sustainable design — it is the largest net-positive corporate campus in the United States, generating more energy than it consumes. Using sustainability as a design driver, global architecture and design firm Corgan worked closely with developer KDC, general contractor Austin Commercial, and Wells Fargo’s sustainability experts to create an innovative, sustainable campus offering a world-class experience for more than 4,000 employees.
The 22-acre campus featuring two 10-story, 425,000-square-foot office towers represents a fundamental shift in how Corgan approaches commercial architecture. Corgan’s sustainability practice developed high-impact strategies to minimize the campus’ carbon footprint and reduce energy and water consumption, including the extensive use of photovoltaic panels.
The intentional site planning prioritizes a pedestrian-friendly campus by preserving the human scale and accessibility throughout. An open-air skybridge is designed with angled trusses and faceted planters serving as a gateway that orients employees to both the natural setting and the building’s organic design language. The walkway ends at the promontory overlooking an urban lake nestled at the base of the building. Connection to landscape extends throughout the design, with manicured paths wrapping the buildings and low-water plantings irrigated by collected rainwater and non-potable lake water.
The building envelope exemplifies performance and energy efficiency through form. Solar analysis informed distinct glass-to-concrete ratios on each elevation, balancing heat gain with daylighting needs. These ratios are expressed in undulating vertical stripes of glass and concrete panels cast in a variety of sloping triangles, creating an organic, textured exterior that mimics the rippling effect of the nearby lake as shadows move across its surface throughout the day.
The design language continues inside with a light-filled lobby and a custom ceiling feature that mimics water movement. A monumental stair connects the first two levels, encouraging vertical circulation and offering visual transparency. The upper floors offer concentrated work zones, varied meeting spaces that support flexible work patterns, as well as training centers. The campus also includes an ecosystem of amenities including fitness facilities, a large cafe, and a dining pavilion overlooking the lake.
The Wells Fargo campus stands as a model for future developments — setting a new standard for net-positive design at scale. The project proves that with bold collaboration and thoughtful design, sustainable, resilient workplaces are not only possible, but scalable.
