In dialogue with the historic and cultural landscape of São Paulo center region, Downtown Nova República combines urban sobriety with human vibrancy
Designed by Jonas Birger Arquitetos, the project integrates elegantly into the iconic landscape of Praça da República and celebrates contemporary life with a diversity of uses and colors
Designing in the historic heart of São Paulo requires more than simply meeting functional demands; it demands a commitment to both time and place. In the Downtown Nova República project, the brazilian architecture firm Jonas Birger Arquitetos embraced this challenge by developing one of the last available plots in Praça da República, a district celebrated for its architectural and cultural wealth and marked by the presence of icons of São Paulo’s skyline such as the Esther, Itália, Eiffel, and Copan buildings.
With an architectural concept carefully crafted for Setin Incorporadora, the proposal strikes a balance between presence and discretion. The building’s massing respects the height of its neighbors and positions the tallest portion of the tower set back, minimizing its visual impact on the square while opening the units to views of the area’s generous tree canopy. This gesture is both urban and poetic: an invitation to natural light and to a green horizon in the heart of the metropolis.
This relationship with the vegetation of Praça da República was treated as a rare opportunity within the dense urban fabric of the city center. In an environment that can often feel arid, looking out over this “green sea” became a decisive starting point.
“The idea was to create a gentle dialogue with the vegetation, and the setbacks were key to preserving this visual and sensory connection with the green space,” says Jonas Birger, founder and general director of the office.
By offering studios and 1-, 2-, and 3-bedroom apartments, the building welcomes multiple profiles and fosters the formation of a mixed community that is active and connected to downtown life.
The façade follows the same principle of respect and balance. The palette of grays and the clean geometry—marked by straight lines and curves with subtle references to Art Deco, a style that left its mark on the region between the 1920s and 1940s—ensure an elegant integration with the already established ambiance of the square.
“We wanted the building not to ‘shout’ in such a historically rich context. For it to have presence, but with sobriety and elegance,” explains Waldivo Júnior, design director at JBA.
If the tone in the urban landscape is restrained, at street level the experience shifts in energy. The interiors of the ground floor and the common areas reveal an explosion of colors and shapes, creating an emotional connection with the cultural vibrancy of the region. On the 25th floor, the rooftop offers a privileged viewpoint to take in the city’s skyline—a space for pause and contemplation that strengthens the connection between architecture, city, and resident.
Downtown Nova República is, therefore, a sensitive response to a complex context: it respects memory, acts with urban responsibility, and looks to the future by adding to—rather than imposing upon—the visual, symbolic, and emotional identity of São Paulo’s city center.
