The Mnevniki 3 project is an administrative and business complex located on Nizhnie Mnevniki Street in Moscow’s Khoroshyovo-Mnyovniki district, on a site of 1.51 hectares close to the river and surrounded by large green open spaces.

The development is conceived as a new office destination within a rapidly changing part of the city, where transport infrastructure, landscape, and new public routes along the embankment are beginning to form a new urban framework. The site occupies a prominent position between the street and the water, which gives the complex a clear urban role and makes its silhouette visible from long distances.

The composition is built from two towers of different height and character. The taller volume rises to 27 storeys, while the second reaches 18 storeys. Together they form a paired ensemble rather than two identical buildings. Their massing is based on rounded geometries, tapering vertical profiles, and carefully modelled crowns, which give the complex a more fluid and distinctive figure on the skyline. Seen from the river, from the bridge, or from the park on the opposite bank, the buildings read as a coordinated pair with a strong vertical presence but without the rigidity of conventional office slabs.

The architecture relies on a restrained material palette. The façades are designed as glazed aluminium curtain-wall systems combined with aluminium cassette elements. This gives the towers a reflective and lightweight appearance, allowing them to register changing weather, sky, and water conditions. The curved glass surfaces soften the scale of the buildings and strengthen their relationship with the river landscape. In the visualisations, the towers appear almost polished by light, with the facade reading less as a fixed surface and more as a membrane that changes with distance and time of day.

At ground level, the project is not limited to office entrances and technical servicing. The landscape strategy is an important part of the concept. The public realm includes a welcome zone, employee recreation areas, a quieter garden-like square, a café zone, an art-object site, and bicycle parking. The planting scheme combines trees, shrubs, and ornamental grasses, while custom benches, integrated seating, and carefully placed lighting create a more finished and inhabitable foreground around the buildings. This treatment helps the complex function as part of the public city rather than as a sealed business enclave.

The project also includes a substantial underground parking structure with 350 parking spaces distributed across three below-grade levels. The total floor area is 114,758.7 square metres, including 84,591.7 square metres above ground and 30,167 square metres below ground. The maximum height reaches 128.46 metres above project ground level. These figures place the complex firmly in the category of large-scale commercial development, yet the design avoids heaviness by concentrating attention on silhouette, transparency, and the quality of the surrounding landscape.

What defines the project most clearly is the relationship between the two towers and their setting. The buildings are shaped to be seen against the open sky, the river, and the tree canopy. Their paired composition gives the site identity, while the public landscape at the base anchors the ensemble and makes it accessible in everyday use. The result is an office complex that uses glass, curvature, and urban landscape to build a recognisable new presence on the western riverfront of Moscow.
