MOD Residential Tower, Russia
Located on 4th Maryina Roshcha Street in Moscow, MOD is conceived as a large mixed-use residential complex that brings together housing and a wide range of public functions within a single urban composition. The program includes residential buildings, restaurants, shops, fitness and spa facilities, an educational center, and a two-level underground parking structure. The project was developed by Kleinewelt Architekten for MR Group, and construction is underway.
The architectural concept is based on the combination of contrasting spatial and formal conditions. At the core of the complex stand three строгие, slender towers rising to about 200 metres, with restrained, almost monochrome façades articulated by a fine light-grey grid. Around them is a second layer of volumes with a different character: two lower residential buildings with more active plasticity and coloured aluminium façades, and an educational building defined by a smooth curving glass envelope. This contrast gives the complex a varied skyline while breaking down its overall scale.
A key ambition of the project was to maintain a clear and comfortable human scale despite the size of the development. The architects addressed this through the hierarchy of open spaces and the differentiation of volumes. Inside the complex, the atmosphere shifts from the vertical emphasis of the towers to lower and more intimate spaces, including a courtyard with sports and recreational facilities and a city-facing square connected to the surrounding district. The project balances density with spatial clarity, using composition rather than decorative excess to structure the experience of the site.
Materially, MOD combines restraint with tactile detail. The towers are conceived as slim monolithic forms, while the lower elements introduce warmer tones and a more expressive façade treatment. On the skyline, the towers are finished with glazed penthouse levels that read as a light, reflective crown. Across the project, the language remains controlled and minimal, with proportion, silhouette, and the relation between strict and softer forms doing most of the architectural work.
