London Borough of Southwark has granted full planning permission for a new mixed-use scheme comprising a 253-bed student residence and a new home for Central School of Ballet.

Designed by Allies and Morrison, the building will provide around 100,000 sq.ft of gross area, comprising 162 student residential units (75,000 sq.ft), together with six state-of-the-art dance studios and all other necessary facilities for the ballet school’s activities. The development is part of a joint initiative between HIVE Student Residences and Central School of Ballet (CSB) to develop a mixed-use scheme at 6 Paris Garden & 20-21 Hatfields, SE1. CSB will relocate from its current home in Clerkenwell into a purpose built facility, establishing the school in the heart of Southwark.
The building reinforces the street frontages along Paris Garden and Hatfields, completing the urban block and addressing the open space to the south. The design reduces its visual impact by splitting the building into two similarly proportioned blocks.
The predominant facade material is terracotta, reflecting the variety of brickwork in the immediate context. The fine horizontal terracotta elements are supported by a metal framework, ordering the principal of the facades. At the lower levels, where the HIVE and Central School of Ballet require an open relationship with the street, large areas of glazing animate the street frontage. The school will be able to work closely with children at local schools as well as offering a range of dance classes for local residents of all ages.
A landscaped raised garden sits between the two residential blocks and a landscaped roof terrace includes tree planting and grasses.
The client brief was to make a sustainable building with a BREEAM ‘excellent’ rating, delivering a reduction in carbon emissions of 20% beyond current Building Regulations. This will be achieved primarily through efficient construction, low energy services and renewable technologies.
Allies and Morrison were appointed in 2007. The scheme is due to start construction in 2009 and is due for completion 2011.
