BuckleyGrayYeoman wins planning consent for 7,090 sqm commercial space in Shoreditch.
BuckleyGrayYeoman has won planning consent for the refurbishment and extension of Arnold House in Shoreditch on behalf of Arnold House Ltd. The consented proposals will substantially remodel an existing 1960s former warehouse to create a flagship workspace midway along Great Eastern Street in the heart of London’s Tech City.
The project will see the existing building optimised for office use and three new floors constructed to add 2,085 sq m to the Net Internal Area of the building, bringing the total NIA of the site to 7,090 sq m.
Paul White, Director of BuckleyGrayYeoman said:
“Arnold House will provide workspace designed for the needs of the tech and creative companies of Shoreditch – well serviced, newly refurbished and stylish, with the benefit of the flexibility, high ceilings and well-lit spaces you get with industrial buildings.
“We know that former warehouses are the kind of space that companies of all sizes are looking for and we’ve developed a lot of expertise about what makes them uniquely attractive so that our three-storey extension will provide more of the same: a new building with the qualities of the existing.”
BuckleyGrayYeoman was appointed by Arnold House Ltd to develop proposals for the building in June 2014 and worked alongside the client to develop the brief for the refurbishment.
Arnold House will be extended upwards, with three new floors added to provide additional workspace on the site. A prominent new reception will be created at the corner of Great Eastern Street and Holywell Lane with units for cafés, restaurants and shops taking over the rest of the ground floor and basement of the building. Arnold House was largely converted to office space in the 1990s and will be extensively refurbished and reconfigured, with new cores and additional lifts. Floor to ceiling heights will be maximised throughout and exposed services installed.
The existing facades will be re-clad with a brick slip system and refurbished with new glazing throughout. The existing curtain wall around the distinctive concrete staircase of the building will be stripped away and replaced with a new glazed volume that will reveal the activity of the staircase and create a prominent lantern to aid recognition of the building.
Work will commence on the project in early 2016 and is expected to complete mid-year 2017
