Fletcher Priest’s residential-led project in HafenCity received building permission at the end of December. The practice won the 16,670 sqm commission following a competition held by global real assets investor PATRIZIA AG, and the City of Hamburg in 2019. The permit is based on an advanced design and level of coordination equivalent to RIBA stage 4.

The 112-home development comprises four linked buildings facing the Baakenhafen Basin on the river Elbe. The scheme offers a wide variety of residential typologies and includes private rent and affordable homes, co-working space, shops, communal gardens, a play space, and a waterfront restaurant. The project is designed in accordance with the 15-minute city concept, being within walking distance of public transport, including an autonomous bus line, metro, and train connections, as well as parks, shops, recreational and educational facilities. HafenCity’s high-quality urban realm aims to create a sustainable, pleasant living and working environment for all residents and users.
The project’s distinctive black-and-white colour scheme is a reference to Hamburg’s piano manufacturing history. The Fletcher Priest-designed buildings are part of a larger site ensemble with buildings designed by Hamburg based DFZ Architekten and BoF Architekten. The buildings share a joint basement, the “Warftgeschoss” a typology typical to HafenCity, providing space for HafenCity’s EV ‘car club’ and a bar will animate the popular riverside walk. Meanwhile, the challenges of the scheme’s urban setting, as well as its location in proximity of Europe’s second largest harbour were mitigated by sophisticated design and specification solutions.
Sustainability is at the heart of Fletcher Priest’s design on the path to zero carbon. The building’s energy efficiency exceeds national standards, and the scheme will utilise thermal energy from a nearby copper plant. Other integrated design features include a green roof with a PV array.

Fletcher Priest’s design team comprises founding partner Keith Priest, partner and residential lead Dipa Joshi, research lead Dr. Ben Koslowski and Senior Associate Anne Schroeder. Construction starts the first quarter of 2022 and should complete in the third quarter of 2024. The other buildings on this complex site are designed by Hamburg-based DFZ Architekten and BoF Architekten. Höhler + Partner Architekten has overseen design architect coordination as well as overall programme and costs.
