The opening of KOMM on 23rd September 2009 is a very special day for the Offenbach-based ATP N+M Architects and Engineers because the project has a crucial importance for downtown Offenbach. For this is much more than a building – this is a new piece of the city, an element of urban identity which both creates a new southern urban edge to the Aliceplatz and revitalises several hundred metres of streets and pedestrian routes while breathing new life into an entire urban quarter.
New qualities emerge as previously peripheral areas are reinvigorated and these are changes which reflect the renaissance of a city full of potential.

At the heart of the project it was very important for us to create a bright and friendly space which combined a sense of easiness with a clearly urban presence. This central element is the light-filled “eye” – a four-storey atrium marked by both ever-shifting perspectives and a complex spatial dramaturgy. The choice of materials – dominated by light and warm hues – and the views of the surrounding pedestrian areas contribute to the creation of such a complex and integrated piece of the city.
KOMM is guaranteed to become a magnet for downtown Offenbach. The natural stone and glass of the exterior both acknowledge the qualities of the surrounding cityscape and provide a link with the modern. In addition to such aesthetic considerations the project also takes ecological aspects into consideration while minimising the energy requirements of the building through the use of energy piles and natural ventilation and illumination etc. with the aim of making a sustainable contribution to the quality of life in Offenbach.

The shopping and service centre with its integrated parking garage (625 places) is connected directly to the pedestrian area. The seven storey building includes two retail levels, one parking level and two “floating” levels.
Two entrances give visitors access to a generous elliptical mall. The approx. 16,000m2 of rental space include around 50 shops and restaurants arranged on three levels. The upper levels of KOMM can be used for offices, medical practices or a fitness centre. As well as being a key urban element, the concept also ensures that the site is reintegrated into the texture of the city.
