Planning consent has been obtained by Glenn Howells Architects (GHA) and Severn Trent Water to redevelop the utility company’s existing offices into a new, high quality, low-energy office facility located in Shelton, Shrewsbury.

The building, which will start onsite this autumn, will deliver best practice accommodation for the top 100 FTSE Company and provide a platform for Severn Trent Water to demonstrate its company ethos and reflect their brand values through the project. GHA, which was awarded the scheme after a two-stage design competition, responded to the client’s brief to create an innovative and inspirational sustainable design that sensitively responds to its surroundings.

Dav Bansal, associate director at GHA, commented: “This development will provide a cutting edge example of how to minimise the impact of a building on the environment, as well as enabling its occupants and visitors to actively participate in saving energy. Physically, we have orientated the building to manage solar gains; developed a responsive and intelligent façade strategy; and low-energy ventilation solution to push the boundaries of sustainability in commercial buildings. The resulting design surpasses environmental standards, but we have not compromised on the architectural integrity of the building and have delivered a strong and flexible design.”

The 28,000 sq ft building will achieve an excellent BREEAM rating and incorporates the latest green technology and thinking to deliver low energy use, low resource use, flexibility and low impact on the surrounding environment. Materials have been selected for quality, sustainability and to sit comfortably within its setting. The main elements of the building will be constructed from a limited palette comprising recycled timber, clear glazing and natural anodised aluminium.

Ted Pearce, property director of Severn Trent Water, added: “During the concept design phase and through planning gain we have worked closely with GHA to create a development that not only meets our corporate objectives in sustainability, but that also delivers flexible design and an excellent working environment for our staff. Starting onsite this autumn will mark the next milestone in progress and we will be one step closer to setting a new standard for the business’ property portfolio.”

The new office is structured over two floors with a 60:40 split in the floorplates and a central double-height space which defines the entrance and circulation. It will accommodate 223 workstations with associated meeting and training spaces for Severn Trent Water’s Customer Services and Credit Management departments. In addition, the building will include a 300-cover restaurant that will form the social heart of the development.

The design team includes project managers Mace; structural engineers Arup; M&E engineers ESC; planning consultants Entec and landscape architects Capita Lovejoy.
