The master plan begins with the terrain. Topography, buildable areas, vegetation, views, and access define the location and scale of each component, replacing a single resort object with a distributed architectural landscape that follows the site’s natural structure.

Mass timber is used as the primary structural system throughout the project at an unprecedented scale for Central America. Developed in close coordination with Arup’s structural engineering team, the system integrates structural performance, material efficiency, and constructability from the earliest design stages.

The program includes the main hotel, suites, bungalows, restaurants, wellness and recreation spaces, service areas, and landscape infrastructure. These elements are positioned according to terrain, vegetation, views, access, and operational requirements, creating a sequence that descends from the upper site toward the coast.

Guest and service circulation are separated while remaining interconnected. A public connection toward Playa La Vaca and the maritime-terrestrial zone integrates coastline access into the master plan and extends the project’s relationship with the wider public realm.
