New Council Homes for South Bristol

More than 50 vital new affordable apartments, which will provide safe, secure homes for families in south Bristol, have been built at Hengrove Park.

Dundry View, a 6 storey apartment building containing 53 flats, is the latest project to complete in Bristol City Council’s new council homes development programme.

The programme has delivered 618 affordable new homes over the last 10 years, with a further 850 homes currently in the future development pipeline. The majority of the new homes developed by the council are for social rent.

27 of the new apartments at Dundry View will be council homes for social rent, the lowest cost rented form of affordable housing and will be allocated to families through the Council’s HomeChoice register. The other 26 apartments will be for Shared Ownership, which is a route to affordable home ownership where residents can progressively buy larger percentage shares of their new home.

Dundry View is located at the heart of the future Hengrove Park masterplan development, next to Hengrove Leisure Centre, South Bristol Community Hospital and the City of Bristol College. On the ground floor there are five commercial units for future shops, cafes and business and community use.

Councillor Barry Parsons, Chair of the Homes and Housing Delivery Committee, said: “I’m very glad to mark the completion of this fantastic new apartment building which will provide more high-quality affordable housing for the people who need it most.

“Good housing is about much more than bricks and mortar – it’s about people feeling safe and settled. We know that not everyone in Bristol has had fair access to a decent home, that’s something we’re determined to change by working with partners to build more affordable housing across the city.

“Developments like Dundry View show how investing in high‑quality affordable homes, alongside better shared spaces and improved local services, can make a real difference for families and communities in the city.”

The project has been delivered by the council’s Housing Delivery Team, Goram Homes and award-winning housebuilder, The Hill Group. The apartments are an early phase of the overall masterplan redevelopment of Hengrove Park that Goram Homes will deliver over the next 10 years. The next phase of 200 homes is due to start on site this summer with the overall programme ultimately creating 1400 new homes, a new enhanced public park and community and sports facilities for the local area.

Stephen Baker, Managing Director at Goram Homes, said: “Dundry View marks an important milestone for Goram Homes as our first completed residential development. We’re proud it’s delivering 100% affordable housing for Bristol.

“These homes will create a striking gateway to the wider Hengrove Park development, setting the tone for the quality, ambition and community focus of this new neighbourhood for South Bristol.

“Commissioned by Bristol City Council, with the support of WECA and Homes England, and built by The Hill Group, Dundry View is the result of our shared commitment to creating well-designed, sustainable homes that directly respond to Bristol’s housing crisis.”

The apartments are high-quality 1, 2 or 3 bedroom homes with their own private outdoor balconies or terraces, designed in accordance with the overall masterplan and design guidelines for the re-development of Hengrove Park.

The building is highly energy efficient meaning potentially lower energy bills for residents, with heating and hot water provided by low carbon air source heat pumps. There is a private car park for residents’ use at the rear of the building, and three of the apartments are fully wheelchair accessible homes.

The residential development has been funded by Bristol City Council and Homes England. The West of England Mayoral Combined Authority has funded the associated highways and public realm enhancement works.

Sustainability and ecology at heart of latest updates to Bristol’s Local Plan

The overarching plan that helps Bristol City Council to deliver new homes and workspace in the future now includes updated policies that will help Bristol respond to the climate and ecological emergencies.

Citizens are being asked to share their views on the latest version of the Bristol Local Plan which opened to consultation today.

The Bristol Local Plan is the main document that guides development in Bristol. It aims to:

– update all existing policies that are used for deciding planning applications
– guide development across the city over the next twenty years
– build a better Bristol.

As well as a much stronger focus on sustainability and ecology than ever before the need for genuinely affordable homes and delivering them in sustainable ways in the right places is another core priority for this latest version of the local plan.

Since the current Local Plan was agreed in 2014, new policies on biodiversity and proposed changes of approach at sites such as the Western Slopes, Brislington Meadows, and Yew Tree Farm are included that aim to give priority to nature conservation and food growing.

Councillor Nicola Beech, Cabinet Member for Strategic Resilience, Planning and Floods, said:
“Our local plan is informed by residents’ priorities and illustrates for developers and partners what we want to achieve in development terms and the journey we will take to get there.

“The latest policies introduced to our local plan over recent months will help us to deliver the homes our city will need in the right places but crucially also in a more sustainable way than ever before.

“I’d encourage all residents who care about the future of our city to get involved and have their say on this consultation. I can’t think of any document that will be so crucial to the delivery of buildings that will support future generations of Bristolians.”

The Bristol Local Plan consultation is available on the council website and will be open until 18 January.
