12th October 2016: Planning consent has been granted for The Anvil, a new landmark office development in Bristol’s Temple Quarter Enterprise Zone. Designed by leading international architecture and design practice, HKR Architects, the scheme will provide 83,223 sq. ft. of grade A office accommodation over seven floors.

The building, located on Avon Street, just moments from Temple Meads railway station, will provide a major boost to Bristol’s office market, following a strong level of take up since the start of the year.

The Anvil places staff wellbeing at the heart of its design. It incorporates a raft of community and sustainability features, including a commanding entrance set within a landscaped pocket park with seating and cycle storage, and landscaped roof terraces on the top two floors offering panoramic views of the city skyline.

Sustainable features include significant reductions in CO2 emissions, improved indoor air quality, low internal noise levels and onsite renewable energy generation.

The property is extremely well-connected to Bristol’s road and transport hubs and includes a secure 25 space car park with electric charge points and 105 cycle spaces. There are also high specification shower and dry rooms with secure lockers and change facilities at basement level, with the potential to accommodate staff gym/café at ground floor.

Geoff Brocklehurst, Director of HKR Architects comments, “The Anvil represents a new quality of office building in central Bristol. The building has been designed with light open plan floor plates to offer maximum flexibility, which has been proven to enhance staff health and productivity. Smart building technology has also been integrated into the building management system.”

Property development company Linkcity, formerly known as Bouygues Development, secured the outline planning consent for The Anvil. Joint letting agents Alder King and Cushman & Wakefield are marketing the property as a whole or on a floor by floor basis, meaning requirements from 4,847 sq. ft. upwards can be accommodated.
