Drainage decisions that surface after the build: what repair call-outs reveal about design

A repair engineer meets a building at its worst moments: the patio that floods every November, the new kitchen that smells faintly of soil water by Sunday evening, the gurgle that has become part of the household soundtrack. The person crouched over an inspection chamber ten years after practical completion is not the architect. But the story the CCTV camera tells, frame by frame along the pipe, very often starts on the drawing board. These are the failures our engineers trace back to design decisions most often, and what would have prevented each one.

Gullies placed for the plan, not for the water
A gully only works if water can reach it and a person can reach into it. We attend gullies set at what turned out to be the high point of a patio, because the paving build-up changed after the drainage layout was fixed and nobody went back to check the falls. We attend gullies buried under composite decking with no hatch, which means the first maintenance visit starts with a crowbar. The most common version is quieter: a gully tucked hard into a wall corner where two roof downpipes discharge, collecting leaf litter from both roof slopes, with no room to work a gully grab past the rendered reveal. None of these needed different products, just different positions. Keep the gully where the finished falls actually send the water, leave honest clear space around it, and treat every one as something a person in gloves will need to open on a wet day.
The extension built over a drain that was no longer private
Since 1 October 2011, most private sewers and lateral drains that connected to the public network have belonged to the water company rather than the householder. The shared clay run crossing a rear garden, which everyone on the street thinks of as theirs, is in law usually a public sewer now. Extensions meet this fact the hard way. A rear addition routed over a shared run should settle its build-over position with the water company before anything is poured, and the consequences of skipping that conversation range from a stalled sale years later to a demand to expose and reroute the pipe. Our camera surveys regularly find sound Victorian brick culverts doing quiet public service beneath 1990s kitchen floors, with the only access chamber sitting under the fitted units. If a run crosses the footprint, establish its legal status at feasibility stage, and put the access outside the new walls rather than under the island.
Soil stacks sized for the drawing, vented for nobody
An undersized or poorly vented stack announces itself politely at first. A gurgle after the bath empties. A whiff on a warm afternoon. What is happening below the floor is trap siphonage, and by the time we are called someone has usually lived with an intermittent drain smell for a year and repainted the bathroom twice looking for it. Air admittance valves rescue plenty of tight layouts, but we find them boxed behind plasterboard with no service access, or asked to do duty on a stack that also needed open venting for the length of run it serves. Approved Document H sets out the requirements for foul drainage and ventilation, and the recurring failure we see is not non-compliance so much as compliance arranged with no thought for the person who will maintain it.
Access designed out
Every drainage crew has a story about the rodding point that ended up beneath a bath. Rationalising chambers out of a layout looks tidy on a section drawing and saves a modest sum at groundworks stage. What it actually does is convert a forty-minute jetting visit into a half-day excavation, at whichever future date the blockage chooses. The request our engineers would make of any designer is short: every change of direction reachable, every run roddable from at least one end, and nothing that matters sealed beneath a finish that cannot be lifted without a disc cutter.
What the call-out data says
The pattern holds across our patch. Working as a drainage contractor covering Aylesbury and across the South East of England, the expensive faults our crews attend are rarely exotic. They are ordinary decisions, gully position, stack venting, chamber access, made under programme pressure and surfacing five to fifteen years later as somebody else’s emergency call. The repair trade’s addendum is that those same drawings also shape the building’s maintenance bill, and that difference is settled before anyone breaks ground.
