Leopold Apartments offers street-side balconies, which create a lively façade structure thanks to their buckling and distinguished glass and concrete design elements, contribute to the development of the typical local lane, whose name goes back to a former dairy run by the Pazmanite convent.
The traditional elaborately designed stucco façade has been interpreted in a contemporary fashion: By deliberately shifting the depths of the property not only is the best use, including outdoor areas, for all residents possible, but the green loggias of the residential building blend in harmoniously, in line with the “Gründerzeit” building style.
Generous gardenside, slightly off-set terraces expand each individually designed apartment, while the roof opens up a panoramic view of the whole of Vienna and the surrounding roofscape.
Here, too, do subtle bends in the balconies create not only an optical effect of lightness and airiness, but each residential unit also receives its own piece of heaven thanks to striking facade folds. The individually differentiated outdoor areas with (weather) protected and open-pervioussections are supplemented by storage spaces and planting.
Particular attention has been paid to quality craftsmanship and the use of high quality materials. Every detail was considered, including in the general-use areas: from the terrazzo tiles laid out in a gentle playful pattern along the entrance area through to the light-flooded stairwell as well as shaping the outer facade, to handrails made of brushed oak.
Large glass and window elements in all areas of the house – from the underground parking to the staircase – allow for long lines of vision and thus create a feeling of lightness and openness.
This quality is particularly evident in the furnishing of the individual living spaces. For example, all 50 units, individually sized between 52 and 117 square meters, are fitted with solid wood floors, high-quality bathrooms with shower and bath, and custom kitchens.
Common areas include generous and bright parking for bikes and cars (bike storage and underground parking) as well as an outdoor area and playground. The communal centerpiece of the residential building in Pazmanitengasse will certainly be the laundry room, a contemporary interpretation of the Bassena of the typical Viennese Gründerzeit houses.
