Broadway Malyan Director Ian Simpson said: “This high-profile project has delivered an exemplary office environment that supports the client’s workplace strategy, will foster flexible working and reinforce the client’s global brand values, while also engaging with employees. “It is a great example of our international expertise, experience and skills in delivering inspiring environments and supporting brands, and fuses outstanding creativity and commercial reasoning with imagination, simplicity and quality.”

Located at Mapletree Business City, the fit out supports maximum flexibility, encourages collaboration and provides a future-proof office environment. It is designed to increase efficiency and effectiveness, improving engagement between staff and clients in a sustainable workplace – from an environmental, but also economic and social perspective.

The concept was rooted in HSBC’s identity as ‘The World’s Local Bank’, with the theme of ‘Singapore, the Garden City,’ developed as a localised reference point to engage with employees and reinforce a sense of identity.

The workplace strategy was not only locally inspired but influenced by the vision of a growing, changing and evolving workplace. Inspiration was also drawn from the nature of the banking industry and, in particular, notions of collaboration and building networks on both a local and global level.

This ensured that the design was aligned with the functional requirements of the bank and involved close consultation with employees to understand their requirements and preferences.

Within the six floors of office accommodation, there are fully flexible cellular spaces for employees, covering a total area of 17,000m2. The design features a ‘visitor hub’ which includes the main reception, visitor meeting rooms, video conferencing facilities, break out meeting space, flexible training studios, an e-learning area and large multi-purpose space.

It is designed to replicate the heart of a city and wraps around the building’s core, providing all the central services required to sustain the workforce. The hub is surrounded by a primary circulation route, known as ‘the street’, which is bounded by pockets of planting and greenery to form a visual and acoustic barrier between the activity of the hub and the tranquillity of the working space, known as ‘the home’.

A series of pods are connected to the street, which form landmarks and incorporate devolved services such as water dispensers, office service centres, recycling areas, formal and informal meeting spaces and collaboration spaces. These elements break down the expansive floor plate into smaller working communities and encourage staff to socially interact.

With environmental sustainability a design priority, the predominately open plan floors were designed to maximise natural light penetration, thus reducing the artificial space cooling and lighting loads. Where mechanical and electrical products were required they were specified on the basis of their energy efficiency.

Where possible, sustainable materials and furniture were sourced locally and waste reduced through the retention of base build walls, doors, ceiling and lighting. Bamboo wood was also used as the most sustainable choice for veneer.

Strong environmental graphics reinforced the theme of ‘Singapore, the Garden City’, with the design team engaging with HSBC’s employees through a photographic competition and the images being featured on the personal storage lockers to foster individual identity, within the broader social context of the workplace community.

Meeting rooms were also identified by different Cities around the world and complemented by a wall graphic of national flowers. For example, inside the Singapore meeting room, the Vanda Miss Joaquim orchid is featured as a backdrop.
