The Grand Cascade hotel complex is located in the center of Sochi on Kurortny Prospekt, surrounded by historic buildings and picturesque subtropical landscapes. Situated within a park setting, the complex visually dissolves into the natural environment and does not dominate the landscape, maintaining a sense of softness and a delicate presence. The core interior design concept is based on the synergy of heritage and modernity: architectural solutions harmoniously combine classical elements with advanced technologies, ensuring a high level of comfort and aesthetic quality.

From the outset, MAD Architects set out to create a high-end contemporary hotel interpreted through the lens of modern classicism. The key idea of the project is a contemporary rethinking of traditional resort architecture and the architectural language of mid-20th-century Sochi. This approach is expressed through the use of natural materials such as travertine and wood; soft, flowing forms; arches; fluting on walls and columns; and brass lighting fixtures and decorative details. The architecture deliberately avoids excessive ornamentation and ostentatious luxury often associated with southern resorts, focusing instead on restrained premium quality, rhythmic spatial organization, and an overall festive yet refined atmosphere.

The historical legacy of the site—once home to the estate of the Mamontov merchant family—served as an important source of inspiration. It guided the creation of a space seamlessly integrated into the urban fabric and reflecting traditions of refined prosperity and intellectual elegance. Natural stone and wood, along with façade solutions referencing Mediterranean architectural traditions, establish an atmosphere of aristocratic restraint. The architecture is visually soft and supports the aesthetic of “quiet luxury,” where expressiveness is achieved through careful proportions, restraint, and the nobility of materials. Clean lines are complemented by decorative elements inspired by classical ornamentation, emphasizing the unique character of both the building and its interiors.

In the restaurant areas, this concept is revealed through specific design techniques. The smooth stone flooring pattern with subtle inclusions evokes Soviet-era seaside promenades; a veneered partition forming alcoves recalls the crest of a sea wave through its flowing geometry; and soft brass pendant lights paired with ribbed tinted glass reference coastal lines and sunlight shimmering on water. Round columns clad in fluted travertine with brass accents reinforce the classical foundation and premium nature of the design.

The hotel features 142 designer rooms ranging from 26 to 100 square meters, with every detail carefully developed to balance aesthetics and functionality. The interior architecture focuses on creating harmonious, light-filled spaces. Panoramic sea-view windows and balconies visually expand the interiors, while neutral, nature-inspired tones contribute to a sense of lightness and comfort.

Finishes include natural materials such as textured stone, fine wood species, and decorative plaster with a pleasant tactile quality. Furniture and hardware follow a minimalist approach, emphasizing soft lines and functionality.

The complex is complemented by one of the city’s largest deluxe-class spa centers — MIR Spa & Beauty. Its architectural concept is rooted in biophilic design principles: natural materials, subdued lighting, soft forms, and flowing lines create an atmosphere of complete relaxation. The spa includes a hydrothermal zone, multiple pools, a hammam, saunas, and a Technogym fitness area. Water elements crafted with natural stone enhance the feeling of a nature-inspired resort.

The realization of the project required precise coordination and strong architectural supervision, particularly given the distance between the site in Sochi and the bureau’s office in Moscow. For the architects, it was essential to see the project executed with maximum fidelity to the original concept, allowing it to come to life and become a sought-after destination for both hotel guests and residents of Sochi. Each MAD Architects project is unique and off ers new professional experience, and the long-term work on Grand Cascade has become an important milestone for the team.
