Rive de Seine tower located between the Gare de Lyon and the Gare d’Austerlitz.

This project is part of a new generation of innovative projects whose starting point is the transformation of the city on itself.
The rehabilitation and mutation of the existing, in addition to their obvious ecological and environmental interest, are fertile experiences for innovation, real creative adventures that allow to adopt a hyper-reactive adaptation strategy, totally open to discovery and to the opportunities of the already there.
LAN’s project will be shown in the exhibition « Conserver, Adapter et Transmettre » from Tuesday October 18 at the Pavillon de L’arsenal in Paris.
About The Rives de Seine project:
The Rives de Seine project is located along the Seine at the intersection between Quai de la Rapée and the Rue Van Gogh, between the Gare de Lyon and the Gare Austerlitz. The building is integrated into a mixed urban landscape consisting mainly of towers from the 1970s, some of which have been recently renovated, and a low-rise apartment building.
The building is made up of several empty and built components. An L-shaped office tower is developed over 17 superstructure levels and 4 infrastructure levels containing car parks, technical premises and operating rooms. A base is developed on the Seine side and in the heart of the plot over 3 levels and houses the hall, the company restaurant and office spaces.
The site’s external facilities consist of the entrance forecourt and a rear courtyard. The forecourt includes pedestrian access to the building and access for deliveries and cars to two ramps serving the car park, an access ramp to the northwest and an exit ramp to the southeast. The rear courtyard contains areas with a mineral treatment as well as planted areas in connection with the company restaurant.
Despite the renovation of the 1990s, the tower now requires a global intervention in terms of its envelope and its environmental performance.
The rehabilitation and mutation of existing buildings, in addition to their obvious ecological and environmental interest, are fertile experiences for innovation, real creative adventures where the architectural project is built in non-linear stages.
In order to respond to the various challenges, the project process must leave the funnel-shaped narrative of scales – which would first think of the territory or the city to arrive in linear stages at the building, the window, the detail – to adopt a strategy of hyper-reactive adaptation, totally open to discovery and to the opportunities of the already existing.
As mentioned earlier, the project is told through a strategy of cause and effect.
The story begins with two parallel explorations: that of a façade solution and that of an optimal distributional system. These two investigations have generated a succession of actions and reactions whose impact goes beyond the specific problem and is part of the urban, environmental and functional approach.
The façade, the surface, the open space and the gardens:
How to meet the climatic and energy challenges with the minimum of solar protection while enjoying the maximum views of Paris? The solution to this first problem was a new element: the bow window. The bow-window makes it possible to combine orientation and views, protection and luminosity. The bow window, by thickening the new façade, also generated a gain in surface area, and this gain in surface area associated with the reduction in technical premises opened up the possibility of completely reconfiguring the first levels of the building.
Action – Reaction. The result: more free space, more light, more quality for the same amount of space.
Two new gardens have taken the place of the old forecourt and the old base: on the quay and in the heart of the block they resonate with the surrounding spaces.
Now open to the city, the block gains in urbanity. The neighbouring apartment building, a vestige of the previous urbanisation, is opened up and opens onto a green space. The link between the Lyon and Austerlitz stations is enriched by a new space that punctuates the route, a counterpart to the station square. Users benefit from planted outdoor spaces and Parisians who use the platform as a cycle path will now pass through an urban wood.
The overall biotope coefficient of the site is thus increased by 16% (11% at present, 27% for the project). At the same time, this reinforcement of the plant life is the essential and lasting condition for offering more resilient outdoor spaces in the face of heat waves.

LAN – Local Architecture Network
LAN (Local Architecture Network) was created by Benoit Jallon and Umberto Napolitano in 2002, with the idea of exploring architecture as an area of activity at the intersection of several disciplines. This attitude, which has now become a methodology, allows the agency to explore new territories in search of a vision involving social, urban, ecological and functional issues.
The firm’s projects reflect this spirit of openness and cover a wide range of scales and programs : the Maillon Theatre (Equerre d’argent 2020), the Euravenir Tower (nominated for the Mies van der Rohe Award 2015 and Prix Soufaché of the Academy of Architecture), the experimental housing in Bègles (Venice Biennale 2016), the student residence on Rue Pajol in Paris (first national BigMat prize), the EDF Archive Centre (Leaf Awards 2011), the Neue Hamburger Terrassen (International Architecture Awards in 2014) are some of the iconic operations that the office has produced over the last two decades.
LAN is currently working on projects in Europe (France, Belgium, Germany and Slovenia) and is expanding internationally through experiences in the Middle East and Asia.
In addition to architectural and urban design, the office is actively involved in the disciplinary debate and develops a significant theoretical production through exhibitions (Venice Biennale in 2016, Haussmann – model city at the Pavillon de l’Arsenal in 2017), publications (Traces in 2012, Napoli Super Modern in 2020) and conferences.
Since 2019 two new projects have emerged in the LAN ecosystem: the Research Laboratory dedicated to Architecture and Reality (RAAR) and the Pianoterra gallery restaurant.
Teaching and transmission are also part of the transversal and transdisciplinary vision. Umberto Napolitano has been a professor at Columbia University GSAPP in New York (USA) and at the AA School of Architecture in London (UK), and currently teaches at the TU in Vienna. He has been a member of the French Academy of Architecture since 2016.
The two partners of the agency were named Chevaliers de l’ordre des Arts et des Lettres in 2018.
