The renovation of this 90’s modern Sands Point Residence, NY, focused primarily on maximizing the transformation’s visual impact. The underlying structure and geometry of the home were to remain. Still, the homeowner’s central goal was to create what would appear to be an entirely new modern residence, with its own unique styling and a clear separation from the original architecture.

Through careful manipulation of the building’s form and creative application of a new material palette, the result is a dynamic, well-balanced and properly scaled residential design that simultaneously welcomes an edgy, forward-facing and intimate project. The new design introduced large uninterrupted windows, which span from floor to ceiling on both the first and second levels.

Mojo Stumer replaced much of the existing bulky and obtrusive exterior massing elements with sleek overhangs clad in mahogany and metal. A new roof over the entry ties the two opposing sides of the house together into a single, harmonious geometry while framing an exciting new entryway.

The home’s palette of mahogany plank cladding, black stone, and black metal is carefully balanced against a large expanse of smooth white stucco to contrast the material that emphasizes the natural beauty and dynamic color of the wood and stone. Horizontal wooden slats are introduced over certain areas of glazing to screen sunlight while also adding a level of transparency and intricacy to the overall design.

The natural landscape design and new surrounding hardscape design located at the entry court results in the home looking like a new residence. However, Mojo Stumer insisted on keeping the original footprint and underlying structure to maintain the original design’s integrity. With the landscaping free from the original design’s burdensome and heavy massing, the new residence’s clean lines and soft transparency tie beautifully into its natural surroundings.

Mojo Stumer designed the home’s interior with the same intention as the exterior; to keep the original interior architecture’s integrity while completely transforming the home. The renovated living room now holds a massive white marble fireplace, surrounded by glass doors and windows that stretch up to the colossal V-shaped, beamed ceiling. The focus on the ceiling is one of Mojo Stumer’s staple design concepts.

The kitchen is possibly the most transformed space in the residence. Previously, the kitchen was a classic 90’s white tiled kitchen with black countertops. Mojo Stumer thoroughly modernized the space with a full-slab style backsplash and a waterfall island using a one-of-a-kind grey swirled marble complemented by simple wood cabinets and a grey tiled floor.

The new design introduced:
• Large uninterrupted windows which span from floor to ceiling on both the first and second levels, while replacing much of the existing heavy and obtrusive exterior massing elements with sleeker overhangs clad in mahogany and metal.
• A new roof over the entry, tying the two opposing sides of the house together into a single harmonious geometry, while also framing an exciting new entryway.
