An overhead rendering has been revealed of the planned office complex at 270 Richards Street, the former site of the Revere Sugar Refinery in Red Hook.
The rendering, published by Curbed NY, shows the project’s outdoor spaces, including a central plaza, waterfront esplanade, and landscaped rooftop terraces.
The filings described an two-building, four-story (plus penthouse) office complex encompassing 1,135,610 sqft, of which 645,103 sqft will be commercial space for offices and retail.
Thor Equities, the developer, is planning a huge parking garage in the cellar, for 1,112 cars, although a variance must first be obtained to build it.
The Ground-floor retail and restaurant space will total 23,000 sqft.
London-based Foster + Partners is the design architect, while Adamson Associates Architects is serving as the executive architect. Groundbreaking is expected in the next few months.

Designs for an exciting new waterfront office development in Red Hook, Brooklyn by Foster + Partners have been revealed. The mixed-use complex – located on a former industrial site – seeks to build on the growing presence of technology companies in the borough, with more than 600,000 square feet (55,700 m2) of offices and 23,000 square feet (2,100 m2) of retail and restaurants. The building features flexible, open floorplates of up to 100,000-square-feet (9,300 m2), that are ideal for new, innovative ways of working that characterise the burgeoning creative and tech sector in New York.
Located alongside a unique waterfront location, the Red Hook complex will revitalise the area, creating a new public esplanade that connects to the Brooklyn Greenway and the natural surroundings of the site. The four-storey, timber-framed building also features a central courtyard and rooftop terraces above the offices, and is surrounded by water on three sides, offering unmatched views of New York Harbour and the Statue of Liberty. Construction is scheduled to begin this summer.

The design for this project takes advantage of its unique location in Red Hook, contributing to the wider regeneration of the area with new creative workspaces within a vibrant public realm. Situated along the Brooklyn Greenway, the design pulls its natural surroundings into the site with a promenade, roof terraces and a green courtyard bisecting two low-rise building blocks. The design references the area’s industrial heritage, respecting the scale of the neighbourhood, while creating flexible, innovative workspaces that will support new collaborative ways of work.
