Designed by award-winning architecture firm SO–IL and developed by Tankhouse, 144 Vanderbilt is a community-centered reimagining of urban living. At the corner of Vanderbilt and Myrtle Avenues in Fort Greene, Brooklyn, 144 Vanderbilt announces itself through its facade. Wrapped almost entirely in bespoke pink precast concrete panels, the building is unlike anything else in New York City — a sculptural, contextually rooted architectural statement that establishes a new landmark for its neighborhood while setting a new benchmark for residential design.
Inspired by the warm red brick of the surrounding Fort Greene streetscape, the pink precast concrete facade reinterprets the neighborhood’s material vocabulary in a contemporary architectural language. Rather than contrasting with its context, the building evolves from it — the pink hue offering a tonal bridge between the historic and the new.
The precast panels feature two distinct surface finishes, an acid wash and a sandblasted texture, which expose the warm aggregate tones of the concrete and introduce richness and nuance across the surface. Most distinctively, the panels carry scalloped profiles that catch and release light throughout the day, casting ever-changing shadows that give the building a dynamic, living quality. The facade looks different at dawn than at dusk, and what reads as a unified whole from a distance reveals intricate detail up close.
The building’s massing amplifies this effect. Components are stacked at varying heights, angles, and setbacks, evoking the informal composition of a historic village, with each of the 26 residences subtly articulated through these shifts. The facade never presents as a monolithic slab; instead, it reads as a collection of distinct dwellings, each with its own presence, unified by the precision and warmth of the precast concrete envelope.
Porosity is equally central to the facade’s identity. Semi-outdoor corridors, open-air staircases, breezeways, and terraces are woven into the exterior composition, making the building’s social infrastructure visible from the street.
Greenery spills from terraces; light moves through breezeways; oversized windows animate the surface with interior life. The facade communicates the building’s values (transparency, community, connection to the outdoors) while supporting natural ventilation and passive environmental performance.
The eight-story building comprises 26 condominium residences across 21 unique floor plans, offering abundant light, air, cross ventilation, privacy, and outdoor space — qualities typically reserved for single-family homes.
The building offers over 11,000 square feet of private amenity space, including a coworking and residents’ lounge, fitness center, children’s playroom, game room, and studio, all nestled between lush landscaped gardens and filled with natural light. Semi-outdoor corridors frame views along Myrtle and Vanderbilt Avenues, while shared and private outdoor spaces foster resident interaction and a genuine sense of community.
The building’s interior spaces were designed in collaboration with innovative design brands and local talent. The focal point of the lobby is a special custom design with the Swiss systems brand USM, which integrates a desk, lobby seating, secured storage, planters, and a bookshelf into one single statement piece against the concrete minimalist architecture of this double-height space. The lobby sits just above a double-height coworking lounge featuring warm brick, polished concrete, and low lighting, furnished with pieces by VERSO.
The lounge looks out onto a landscaped garden designed by Marie Salembier and Julia Watson, featuring nearly 275 feet of pathways. Other interior collaborations include apartments fully outfitted with the locally made collectible design objects by Assembly Line and a full townhouse with its Scandinavian-style wood paneled interiors by Dinesen.
Designed and developed by teams embedded in the Fort Greene community, 144 Vanderbilt takes its civic role seriously. Its facade was conceived not only to serve its residents but to elevate the surrounding streetscape. The pink precast silhouette has already become a recognizable presence at the corner of Vanderbilt and Myrtle, earning its place as a neighborhood landmark through material integrity, design rigor, and contextual sensitivity rather than spectacle.
In an era defined by repetitive residential development, 144 Vanderbilt demonstrates that thoughtful architecture, from massing to material to surface detail, can strengthen the urban fabric and meaningfully improve the experience of city living.
