Blairgowrie Beach House
The Blairgowrie Beach House on the Mornington Peninsula retained and altered the rear proportion of the existing building and expanded the dwelling forward on a steeply sloped site to accommodate additional living and sleeping areas. Manipulations of the building form were employed to address the access disconnect and setup a conceptual framework where DX Architects continued our practices interest in spatial division patterns.
The new first floor incorporates a large cantilevered metal clad form which created a covered area for car parking, and was counteracted with concrete rendered vertical walls which pushed out to level out the land. Continuing formal manipulations, the metal clad form had volumes carved out to incorporate a balcony space, and a feature vertical window to illuminate at night and interact with the public realm when the house is being occupied.
What were the solutions?
By expanding the dwelling forward DX Architects were able to create a clear entrance into the dwelling and setup a structure which stepped down the steeply sloped site.
What was the brief?
To expanding the dwelling forward and add additional bedrooms to accommodate multiple families within the beach house, and improve the entrance and access on the steeply sloped site
What building methods were used?
Retaining the sloped site to accommodate the new additions was particularity complex and we worked closely with the structural engineer and builder to develop a suitable piling design solution.
What were the key challenges?
The existing dwelling was located towards the rear of the property which had somewhat difficult access via a steep external stairwell to the front entry. This created a disconnection between the dwelling and the arrival to the site at the front of the property, which negotiated access past a separate studio building.
Key products used:
The external materials were selected to pick up on the colours of the landscape particularly within the context of the costal Moonah trees.
Part of the existing dwelling was re-clad in silver top ash timber shiplap cladding which has been left to naturally grey off. The new additions were finished in custom folded dark metal zinc cladding with featured vertical standing seam at the panel joins. The base of the building was finished with a light grey concrete render over concrete blockwork walls.
The interior features a palate of white plasterboard, select plywood panels, European oak timber flooring, and custom metal rod balustrades. The built-in joinery also features open timber shelving, and matching wall panels to add a texture to the interior spaces.
What are the sustainability features?
The project included a number of high quality materials and finishes to achieve a sustainable solution including; thermally broken double glazed aluminium window frames, solar HWS service, high levels of insulation, and retained/ reused the rear proportion of the existing dwelling.
