Global Holdings Management Group secures planning approval for transformational Soho refurbishment

• The landmark redevelopment of 10 Great Pulteney Street will provide 42,000 sq. ft. of exceptional Grade A office space and a 10,250 sq. ft. prime retail unit.

• The building features terraces on most floors, plus a generous roof garden, and is expected to attract strong demand in a market with very limited best-in-class space.

• Great Pulteney Street is one of the premier streets in Soho: a quiet oasis just steps from the best shopping, bars, restaurants, and transport links in London.

International real estate and development company, Global Holdings Management Group, has secured planning consent from Westminster City Council to develop an exceptional office and retail offering in the heart of Soho.

Previously the headquarters for international occupiers including Microsoft, Nokia, and Boohoo, the 47,094 sq ft building had been neglected for some time and was in need of improvement when Global Holdings Group acquired it in December 2024.

Redesigned by Morris + Company, the new look 10 Great Pulteney Street will combine an elegant new façade with modern office floorplates of approximately 8,000 sq ft, all benefitting from natural lighting on three sides, a rarity for this part of London.

Sitting within the heart of Soho’s vibrant hospitality and leisure scene, the transformation will also open up a new retail space helping to activate both Great Pulteney Street and Lexington Street, integrating the building with the surrounding neighbourhood.

With work set to begin later this year, and completion due in H1 2028, over 85% of the existing building structure will be retained, which will result in significant carbon savings and reduced disruption during construction. Once operational in 2028, the transformed 10 Great Pulteney Street will use renewable energy resources and is targeting a minimum of BREEAM Excellent.

Alongside modern office space, 10 Great Pulteney Street will feature new outside amenity spaces, including a south-facing terrace with views across Soho as well as planting and green spaces, improving the wellness offer.

Josh Lawrence, Chief Executive of Global Holdings Management Group UK, said: “10 Great Pulteney Street is an opportunity to do what we do best: transform an unloved asset in a great area into a first-rate office building. This building is especially exciting: together with our architects and development team we have designed a property that will exceed the needs and expectations of blue-chip occupiers looking for office space in Soho or Mayfair.

“We are happy to bring back to life an extremely prime pitch of Soho through the new ground floor space which will activate Great Pulteney Street and Lexington Street, adding new amenities for this thriving business community.”

One Poland Street
One Poland Street was originally developed in 1902 for The Albion Motor Car Company as offices, working garages and warehousing. The building is of ‘architectural merit’ and sits within the Soho Conservation area. The Client presented the challenge to design a refurbishment which would rejuvenate the building through a balance of old and new and attract world class media and advertising brands particularly common to the Soho vicinity.
