GRID Architects secure unanimous planning consent for Barking Riverside Phase 210 (A&B)

Barking Riverside, one of the largest regeneration projects in Europe, is located on 243 acres of brownfield land in East London and is projected to deliver up to 20,000 new homes over the coming decades. GRID architects, working with L&Q, are delighted to announce that full planning consent has been unanimously granted by Barking & Dagenham Council for the next major phase of this ambitious development.
Phase 210 (plots A & B) will provide 651 new homes, including 355 affordable homes (58% of habitable rooms) and almost 70% designed for families (within 2B and 3B homes). This new neighbourhood builds on the 2,400 homes already completed and occupied, and forms part of the Barking Riverside masterplan being delivered by Barking Riverside Limited, the joint venture between L&Q and the Mayor of London.
Of the affordable homes, 50% will be for Affordable Rent and 50% will be London Living Rent – a Government-backed scheme that offers Londoners an affordable way to save towards home ownership.
Housing Design Approach by GRID architects
GRID’s proposals define the surrounding streets with perimeter blocks, establishing large landscaped courtyard gardens at ground level to provide high-quality communal amenity space. More than 2,000sqm of communal space is included, featuring children’s play areas, food growing facilities, rain gardens, and street furniture. Extensive green roofs across the scheme further enhance the ecological value of the area.
Buildings range between 6 and 15 storeys, in line with the outline consent, creating a varied roofscape while maximising sunlight into the courtyards. Parking is concentrated along the central spine road and small parking courts, while generous cycle storage and residents’ facilities support sustainable living.
The appearance of the buildings aligns with the Design Code guidelines. The building’s distinctive brickwork facades are enlivened with coloured and patterned balconies inspired by the local context. Interest and rhythm across the façades, and individual Block identities are created with brick detailing, patterns, and contrasting brickwork panels within the site.
