The Development Vision Fellenoord/Internationale Knoop XL Eindhoven, The Netherlands, has been adopted unanimously by the Eindhoven City Council and approved for further development. KCAP designs and manages for and in cooperation with the municipality of Eindhoven the development vision to transform the mono-functional station area into a future-proof, lively, and mixed urban district.
The Development Vision Fellenoord/Internationale Knoop XL, KCAP’s urban plan for the development of the northern part of Eindhoven’s station precinct, will be the future heart of Brainport Eindhoven. It will strengthen the region’s strategic position on a national and international level. The Dutch government and the Province of Noord-Brabant are therefore closely involved in the development of the plan.
Within Eindhoven, the station area plays a crucial role in the growth of the city. The plan will transform the approximately 55-hectare railway zone into a mixed inner-city district with a multimodal transport hub, including a new bus station. The transformation aims to create an attractive environment for 6500-7500 new homes and an innovation district for companies in the technology, design and knowledge sectors. Buildings will have lively plinths for business functions and public programmes. The wide variety of housing is planned along pleasant streets, squares and green areas. High-quality green public spaces will provide interaction environments for the various user groups.
Frank Werner, urban designer and director of KCAP, says: “This major station development will bridge barriers and reconnect all parts of the city to its heart. It will be the motor of 21st century Eindhoven.”
The vision proposes a permeable city district with a station precinct that welcomes both residents and visitors with a multimodal hub and a high quality of stay. The reduction of the width of the Fellenoord traffic artery from seventy to forty metres creates a pleasant, crossable city boulevard. The bus station on the northern side of the station plays a crucial role in reducing car traffic and developing into a comfortable public transport hub. A sunken bus terminal at ground level will free up space for a second station square. A new eastern station entrance will connect to the small river Dommel and the Technical University of Eindhoven.
A unique feature of the area is the landscape on both sides of the Dommel. The local identity will be strengthened by intensified vegetation in the area and new green and blue structures. The green banks of the Dommel will serve as an urban recreational area.
The Fellenoord Development Vision brings together various ambitions and themes regarding sustainability: climate, energy, and circularity. All to make Fellenoord climate-proof and energy-neutral, providing 100% energy from sustainable sources, and using new circular concepts for building materials.
According to the development vision, Fellenoord will become a dense, highly urban mixed-use area with a new network of high-quality public spaces and routes for cyclists and pedestrians. The development strategy is adaptive and seeks alliances between public and private parties to create synergies and return profits to the area. With the City Council’s decision, an important step towards the development of Fellenoord area has been approved.
