International architecture and masterplanning practice, 10 Design has revealed its design vision for Rise by Athlon, Dubai’s first active living community.

Commissioned by Aldar Properties, Rise by Athlon is a new residential scheme located opposite Global Village, just a 20-minute drive from Downtown Dubai. The development reimagines residential living through the lens of movement and wellness. Occupying a plot area of 2 million sq ft, Rise benefits from the wider Athlon masterplan, which includes a mosque, retail spaces, a community hall, school, sports courts, rock climbing facilities, and other amenities that establish the development as a vibrant social and cultural hub. It is directly connected to a planned metro station at the north-west corner of the site.

Rise by Athlon distinguishes itself within the masterplan through five high-rise towers of 26 floors each, alongside three low-rise blocks, each uniquely themed around different movements and activities. The scheme is designed to accommodate 1,243 residential units, comprising one-, two- and three-bedroom apartments.

The towers are tactically rotated by 45 degrees to harness prevailing north westerly winds, helping to cool the green park at the centre and enhance microclimatic comfort for residents. Views across the landscaped masterplan are maximised through a series of interlocking balcony volumes, which open to double-height spaces. The scheme is LEED Platinum pre-certified and Fitwel certified, reinforcing its sustainable and health-focused credentials.

Designed with a lifestyle-first approach, the residences benefit from three swimming pools oriented towards the central park, two gyms with vertical gardens, and over 10km of tracks, trails and loops. It also forms a seamless extension of the Al Qudra Cycle Track, one of Dubai’s longest and most popular cycling routes, featuring varying degrees of elevation. This design invites a steady flow of visiting cyclists – from seasoned athletes to casual riders – adding to the vibrancy of the community alongside its residents.

These active living features are intentionally positioned along the terraced podium edge, the standout design element of Rise by Athlon. The podium acts as a mediating volume between the high-rise towers and the public realm through its stepped form. It also addresses the challenge of parking without resorting to underground solutions. Spanning three floors from ground level, the podium is transformed into a vibrant, activated space through resident and visitor activity along the walking and cycling loops.

The exclusivity of the design is reflected in its strong sales performance, with 75% of released units sold to date.
