What a Drain Camera Can Reveal Before Renovating an Older Property?

A renovation drawing may show walls, fixtures and structural changes, but it rarely provides a reliable picture of the drainage system below the building. This is particularly true in older properties, where clay, cast iron and plastic pipes may have been installed or repaired at different times.
A drain camera inspection can document the internal condition of accessible pipes before new floors, bathrooms, kitchens or extensions are built over them. The resulting footage can help the project team locate visible defects, confirm pipe materials and decide where further testing or repair is required.
The U.S. Environmental Protection Agency identifies internal camera inspection, usually closed-circuit television, as an established method of examining the condition of gravity sewers. It also notes that CCTV results are commonly combined with other information when maintenance and rehabilitation priorities are set. This distinction is important: camera footage informs a renovation decision, but it does not replace engineering assessment, flow testing or leak testing.

When Is a Pre-Renovation Drain Inspection Worthwhile?
A camera inspection should be considered when a project includes:
- Relocating a bathroom, kitchen or laundry room
- Adding toilets or other fixtures to an existing waste line
- Building an extension over or close to buried drainage
- Converting a basement or outbuilding
- Renovating a property with recurring blockages
- Purchasing an older property for substantial refurbishment
- Working without accurate drainage drawings
- Replacing floors or external paving above existing pipes
The inspection is most useful before the final layout and budget are approved. At that stage, the findings can influence fixture positions, repair access and construction sequencing. Once tiles, concrete, cabinetry or landscaping have been installed, addressing the same defect is usually more disruptive.
Seven Conditions a Drain Camera May Reveal
1. Cracks, Fractures and Missing Pipe Material
Camera footage may show longitudinal cracks, circumferential fractures, holes or sections where pipe material has broken away. These defects can result from age, ground movement, corrosion, poor installation or external loading.
The footage should record the distance to the defect and show its position within the pipe. A visible crack does not by itself prove that wastewater is leaking into the surrounding ground, so dye testing, water testing or excavation may still be required.
2. Displaced or Open Joints
Older clay drainage systems contain multiple short pipe sections connected by joints. Settlement can cause one section to move relative to the next, producing a visible step, gap or change in alignment.
Even if the drain is still flowing, a displaced joint can collect solids and provide an entry point for roots. It may also make it harder to push inspection or cleaning equipment through the line.
3. Root Intrusion
Roots generally enter through an existing opening, such as a failed joint or fracture. Fine roots may appear as individual strands, while advanced intrusion can form a dense mass across much of the pipe.
Removing the roots may restore flow, but it does not repair the opening through which they entered. The pipe camera should therefore be used to locate the entry point and determine whether the pipe needs localized repair, lining or replacement.
4. Corrosion, Scale and Deposits
Cast-iron drainage pipes can develop a rough internal surface as corrosion progresses. Grease, mineral scale, sediment and construction debris may further reduce the clear opening.
This reduction matters when a renovation adds new fixtures. A pipe may have the nominal diameter shown on a plan while providing substantially less usable area because of deposits. The footage can document the obstruction, although cleaning may be required before the underlying pipe wall can be assessed.
5. Standing Water and Loss of Gradient
A gravity drain depends on adequate fall. When part of the pipe settles, water may remain in a low section after the main flow has passed. During inspection, the lens may enter standing water and emerge again farther along the pipe.
Standing water can indicate a pipe belly, obstruction or downstream restriction, but the image alone does not measure the gradient. The camera distance, surface locating and level measurements should be used together if the affected section needs to be repaired.
The technical significance of gradient can be seen in the UK government’s Approved Document H. For foul drains in England, Table 6 gives the following recommended minimum values:

The same document states that a foul drain should have an internal diameter of at least 75 mm, increasing to at least 100 mm when it carries discharge from a WC. These figures apply to the regulatory guidance cited and should not be treated as universal requirements; local building and plumbing rules must be checked for each project.
6. Deformation or Partial Collapse
A camera may show a pipe that is no longer circular, a narrowed opening or broken material obstructing the route. If the camera cannot pass, the stopping point should be recorded rather than treated as the confirmed end of the damage.
A transmitter in the camera head can help locate that point from the surface. Excavation, sonar, or other inspection methods may be needed when water or collapsed material prevents a complete visual survey.
7. Undocumented Connections and Previous Repairs
An older drain may contain plastic repair sections connected to clay or cast iron, unused branches, changes in diameter, or junctions that do not appear on the property drawings.
Recording these details helps the architect and plumber understand where new fixtures could connect and which sections should remain accessible. It can also prevent a contractor from mistaking an abandoned line for an active drain during demolition.
How Camera Findings Should Be Recorded
Video without location data has limited value. The inspection record should include:
- Property and inspection date
- Access point used
- Direction of camera travel
- Pipe material and estimated diameter
- Distance to each observation
- Still images of significant defects
- Locations marked from the surface, where possible
- Sections that could not be inspected
- Recommended follow-up work
The EPA’s Sewer Cleaning and Inspection fact sheet recommends carrying out CCTV inspection under low-flow conditions when normal flow may cover the camera. It also emphasizes keeping the lens close to the centre of the pipe and retaining a video record for future reference.
These principles are relevant to residential renovation surveys as well. If the lens is submerged, pushed through a dirty line, or allowed to scrape along one side of the pipe, important defects may be missed.
Turning Footage into a Condition Assessment
A useful survey should separate structural defects from maintenance problems.
Structural observations include:
- Cracks
- Fractures
- Holes
- Deformation
- Collapse
- Displaced joints
Operation and maintenance observations include:
- Roots
- Grease
- Sediment
- Deposits
- Debris
- Flow restrictions
The Pipeline Assessment Certification Program developed by NASSCO uses separate structural and operation-and-maintenance classifications. It reports condition severity on a scale from 1 to 5 and distinguishes defects that may require engineering attention from those generally handled through cleaning, root removal or other maintenance.
NASSCO also cautions against relying only on an average condition score. Several low-grade defects can mathematically conceal the presence of a smaller number of serious Grade 5 defects. For renovation planning, the location and severity of the worst defect may be more important than the overall average.
A domestic inspection does not always need a formal PACP report, but the same discipline is valuable: identify the defect type, record its position and avoid turning every visible irregularity into the same repair recommendation.
Selecting Equipment for an Older Property
The camera system must match the drain rather than simply offer the longest available cable.
Camera-Head Diameter
The head must fit the pipe and still pass deposits, joints, and bends. A large head may provide more light but may fail to fit into a smaller branch line.
Push-Cable Length and Stiffness
Longer cable does not guarantee greater inspection distance. Tight bends, rough pipe walls, and changes in diameter increase resistance. A flexible cable handles some bends more easily, while a stiffer cable generally provides greater pushing force over a straight run.
Self-Leveling Image
A self-leveling camera keeps the displayed view upright. This does not change what the camera can reach, but it makes recorded footage easier to interpret.
Distance Counter

A distance counter helps estimate how far the camera has travelled from the access point. It should be used with route information because the cable distance is not always the same as a straight surface measurement.
Transmitter and Locator
A built-in sonde transmits a signal that can be detected from above ground with a compatible receiver. A 512 Hz transmitter is common in sewer inspection equipment, although compatibility with the locator must be confirmed.
Recording and Lighting
Adjustable LEDs help manage changes in pipe diameter and reflectivity. Video and image recording allow the findings to be reviewed after the camera has been removed.

What a Drain Camera Cannot Establish
A drain camera provides visual evidence only. By itself, it cannot confirm:
- Whether every joint is watertight
- The remaining structural strength of the pipe
- The exact external cause of a crack
- The hydraulic capacity under peak use
- The precise gradient of a low section
- The condition of a branch the camera cannot enter
- The condition of the soil around the pipe
The lens may also miss defects when it is submerged, when deposits cover the pipe wall or when a blockage prevents further travel. Cleaning, dye testing, pressure testing, drain locating, level measurement or excavation may therefore be needed before a repair method is selected.
Pre-Renovation Drainage Checklist
Before approving the final renovation plan, confirm:
- Which drains will receive discharge from the proposed fixtures?
- What are the pipe material, diameter and approximate route?
- Are cracks, displaced joints, roots or standing water visible?
- Can every relevant branch be inspected?
- Has the distance to each significant defect been recorded?
- Does the drain comply with the applicable local size and gradient requirements?
- Is cleaning sufficient, or is structural repair needed?
- Should the repair be completed before new floors or external works?
- Is further testing required before adding more fixtures?
- Has the footage been retained with the project records?
Inspect Before the Drain Becomes Inaccessible
A drain camera cannot certify an entire drainage system, but it can replace assumptions with visible evidence. Before an older property is reconfigured, the survey can identify structural defects, maintenance problems, undocumented connections, and sections that require further investigation.
The practical value lies in timing. A displaced joint discovered before floor finishes are installed is a defined repair item. The same joint discovered after completion can become a disruptive investigation involving finished surfaces and occupied rooms.
For architects, contractors and property owners, drainage footage is therefore most useful when it is collected early, documented accurately and interpreted alongside pipe measurements, applicable regulations and the planned use of the building.
